SUMMARY OF POSITION:

As the Director of Land Acquisition are responsible for finding, acquiring and prioritizing land acquisitions for the Division. They will manage land purchases through the entitlement process, provide information for and participate in the coordination of land acquisition packages (proformas) for corporate approval and work directly with senior leadership to seek land in areas and price ranges consistent with the Divisions goals and market survey data. Land deals that optimize the return on investment and minimizing risk to the company will be the focus of this position.

ESSENTIAL DUTIES AND RESPONSIBILITIES :

Strong land negotiation and contract skills.

Computer and financial analysis proficiencies along with the ability to utilize Web based software to efficiently seek out Land opportunities in desirable locations.

Understands market and industry trends.

Demonstrated leadership capabilities; including motivating teams, employee development, and being results oriented.

Ability to connect with people, and develop and maintain professional relationships.

Strong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasively.

Proven ability to meet corporate deadlines by utilizing effective time management skills.

Strong ability to work within a team-setting, inclusive of other's ideas, and a willingness to cooperate.

Makes quick and accurate decisions based heavily on facts, data and/or metrics.

Proficient in Microsoft and Adobe applications with particular strength in Excel.

EXPERIENCE, SKILLS, KNOWLEDGE
Bachelors degree in a business-related field or equivalent experience
3 or more years proven land experience in acquisition, contract negotiation and relationship building.
Prior management experience
Home building or related construction/real estate industry preferred
Exceptional communication skills both written and verbal
Comfortable presenting ideas and solutions to leadership and key business partners
Strong attention to detail
Strong organizational skills and time management skills
Ability to establish and maintain strong relationships
Proficient in MS Excel, PowerPoint, and Word

WORK ENVIRONMENT:
The work environment is representative of an office/field setting
The noise level in the work environment is usually quiet to moderate

PHYSICAL DEMANDS:

While performing the responsibilities of the job, the employee is required to talk and hear. Vision abilities required by the job are close vision. The employee is often required to sit and use their
