Rose Community Builders expands upon Jonathan Rose Companies' mission and work by providing Construction Management and General Contracting services to the projects we serve. We work exclusively with Jonathan Rose Companies on select rehabilitation projects where we can leverage our extensive experience in project planning, preconstruction, bidding, and the construction phase to deliver projects on time, on budget, and with the highest level of quality while ensuring prioritization of the residents' wellbeing throughout the design and construction process.

The Superintendent A is responsible for traveling between various projects (primary project in San Jose, other projects in Santa Cruz and Pasadena) and managing all on-site construction activities including but not limited to; schedule, logistics, quality, safety, and coordination of subcontractors associated with tenant in place rehabilitation projects that are undertaken by Rose Community Builders.

The pay range for this position is $130-145k based upon factors including but not limited to related experience and time in the industry.

Essential Functions

  • Coordinates with all parties including other Superintendents on the Project, property management, subcontractors, relocation specialists, and residents to ensure all are informed and to minimize resident disruption during the rehabilitation.
  • Responsible for all onsite construction operations including but not limited to scheduling and supervising onsite personnel, and subcontractors.
  • Delivers projects on time, meeting quality standards while minimizing resident disruption.
  • Ensures field and cost issues are communicated timely to the Project Manager(s).
  • Ensures safety standards and requirements are enforced and followed.
  • Establishes and enforce a quality assurance/quality control program to ensure the finished product meets company standards and obtains all required sign offs from local, state, and/or federal jurisdictions.
  • Prepares all required reporting including daily reports, daily safety inspections, and progress photographs.
  • Develops and maintains a complete understanding of the contract documents to plan and anticipate problems before they arise.
  • Ability to travel up to 100% of the time.
Education Requirements and/or Years of Experience:
  • High school diploma or equivalent.
  • Minimum of 5 years of experience as a project superintendent.
  • Must be OSHA 30 certified and CPR/First Aid certified.
