Job Type Full-timeDescriptionThe Facilities and Operations Manager manages the day to day operations of the organizations building's maintenance, improvements, cleanliness and safety over all LIFE Senior Services and Affiliates facilities. This includes management of the maintenance staff, responding to inquiries, work orders and requests for service, creating preventive maintenance schedules, overseeing contractors work performed and management of contracted services and/or construction projects. Works very closely with the Vintage Operations and Finance staff in relationship to managing the Vintage Facilities and maintenance staff.PRINCIPAL DUTIES AND RESPONSIBILITIES:•Responsible for the direct supervision of maintenance staff, including expectations, training, development, performance appraisal, and payroll approvals.•Responsible for ensuring that operations are following applicable laws and regulations related to building maintenance. •Recommends and manages outside contracted service providers, including custodial services, building management services, lawn maintenance services and construction projects for maintenance and repairs for all facilities. Review invoices for accuracy•Evaluates and resolves complaints on maintenance, custodial or repair work by identifying the issue and recommending solutions. •Solicits bids for facility projects and/or service providers, including negotiates pricing and time frames and secures work with contractors and outside service providers. •Manages and implements building emergency procedures for all company owned facilities. Communicates with facility managers of leased facilities to coordinate building emergency procedures. •Initiate the development and revision of policies and procedures specific to Facility operations.•Works with Finance to develop yearly and monthly maintenance budgets and procedures to improve operations, minimize operating costs, reduce safety risk and reduces maintenance cost.•Works with Finance to develop the 3 and 7 year maintenance plans to increase longevity of all facilities.•Performance of light duty maintenance tasks as required at facilities.RequirementsEDUCATION AND EXPERIENCE: Working knowledge and skill set in HVAC, Plumbing and Electrical fields is required. Certifications in these fields is a plus. Minimum of five years experience in facility maintenance and or construction areas, with at least three years of supervisory experience. Prefer experience with managing apartment complexes and/or medical facilities. Knowledge of OneSite is a plus. CERTIFICATES, LICENSES, REGISTRATIONS:Valid Oklahoma Driver's License and Auto Liability Insurance.PHYSICAL REQUIREMENTS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The employee is required to walk, stand, sit, climb, balance, stoop, kneel, crouch or crawl. The employee must frequently lift and carry objects weighing up to 50 pounds and occasionally lift or move objects, with appropriate equipment (dollies, hand trucks, etc.), weighing more than 50 pounds. Frequent pushing and pulling is also required. Must be capable of using extension ladders to access roof, windows and siding to make repairs as needed.WORK ENVIRONMENT: The main work environment is onsite at the various facilities ensuring work orders are completed timely, dealing with facility vendors, and managing staff. Will require significant computer usage to report and monitor work orders and service requests, travel between sites, and meetings with various personnel. Position requires travel between local facilities in Tulsa and surrounding counties.
