Preconstruction Manager

will work out of our

Northeast Business Unit , located in

Harrisburg, PA . The Preconstruction Manager will be responsible for overseeing the initial planning and estimating phases of various construction projects. This will involve extensive collaboration with project stakeholders to understand the requirements, create project schedules, conduct site assessments, and provide strategic recommendations to ensure projects are viable and in line with client expectations. In addition, the Preconstruction Manager may need to coordinate with design teams, analyze project risks and contribute to the development of proposal documents.
In this role, you will have the unique ability to provide strategic preconstruction direction for projects in a construction management and at-risk capacity, with projects ranging from $2M to $70M across various industries including K-12 education, office buildings, and other commercial projects.
Build, strengthen, foster, and maintain a trust-based and long-term relationship with each client.
Become the clients trusted advisor and subject matter expert during the design and development phase of the project.
Provide programmatic and conceptual estimating based upon early development project information; this will include early cost per sq ft information on building size, student capacity, typical addition vs renovation construction costs.
Properly update the client on the status of the project through proprietary client dashboard, written reports, verbal updates, and regular meetings.
Create conceptual budgets based on building audits, program information, project parameters or partially completed drawings; for work required, but not shown, at early stages of project development.
Prepare quantity surveys and cost estimates for all architectural trades, which requires complete knowledge of material, labor, subcontractor and equipment costs.
Lead design meetings and create meeting minutes.
Create and manage the pre-construction schedule.
Provide estimates with increasing level of detail based upon design information provided and within schedule requirements.
Provide constructability reviews with corrective measures. This includes coordination between architectural and MEP documents.
Provide Scope of Work descriptions for prime contractor bidding.
Complete building surveys to determine deficiencies. Acquiring pertinent building information from the facilities department.
Lead the designers, development engineers, in-house mechanical and electrical estimators as the project documents develop.
Evaluate building systems (foundations, structural, building envelope) and finishes for cost effectiveness and constructability.
Lead the bidding process: Calling contractors, answering questions, conducting the pre-bid meeting, lead the addendum process.
Conduct scope review meetings with contractors leading to successful contract agreements.
Meet with the architect and owner to determine needs, design concepts and budget.
Work with the project team to create a project responsibility matrix for the entire project.
Assist the owner in managing soft costs.
Work with the designers, development engineers, in-house mechanical and electrical estimators as the project documents develop.
Provide estimate reports and present to the owner.
Assist the bidding process: Calling prime contractors, answering project questions, conducting the pre-bid meeting, assist in the addendum process. Create a bid tabulation list.
Make project award recommendations to the owner.
Preconstruction Manager Qualifications:
Bachelor's degree or equivalent experience in Construction Management, Engineering, or related field
Minimum of 10 years building construction estimating experience.
Comprehensive knowledge and first-hand experience of building materials, building systems, the construction marketplace and associated costs.
Knowledge of the local subcontracting community and vendors who supply building products.
Conceptual estimating skills and a knowledge of SQFT costs in the public bid market.
Excellent organizational skills, time management, and ability to prioritize.
Proficiency with computer applications including Microsoft Office Excel and Word, Bluebeam, Timberline Estimating, On Screen Take-off and Procore
Good communication and leadership skills to be successful in a team-oriented, collaborative work environment.
