About the role We have an exciting opportunity to join the Brooklyn Museum as a Capital Projects Senior Construction Manager. Brooklyn Museum is in the process of undertaking a building-wide program of renovation, construction and energy efficient modernization projects to align its physical environment with its vision for the future. The Capital Projects Senior Construction Manager at the Brooklyn Museum reports to the Museum Architect. They will represent the museum on a day-to-day basis for all scheduled construction activities and will work with departmental and museum staff, consulting architects, construction managers, and contractors to realize both publicly and privately funded projects of various sizes for the museum.
In this role, the successful candidate's primary responsibility will be quality control on all construction projects, from conception through final closeout. They will also assist all members of the Planning and Architecture team throughout the development and design stages of capital-construction projects and will coordinate the work of outside contractors with the ongoing operations of the Museum Responsibilities:
  • Assist Museum Architect and the Capital Projects Executive in the management of capital projects in all phases of construction including Pre-Construction Planning, Phasing, Bid & Negotiation, Permitting, Construction, Commissioning and Project Close-out
  • Provide support during estimating, trade scope development, scope reviews, and contractor selection
  • Be responsible for interim space and staff relocations as required to facilitate capital projects
  • During construction, Capital Projects Senior Construction Manager will be the principal correspondent between the Construction Manager (CM) and the Museum regarding weekly construction forecasts and preparation for future activity and will be responsible for all coordination between outside construction contractors and Museum staff and facilities operations
  • Expected to be on-site during all times that construction activities are in progress. This will include occasional after-hours period where construction activities are required when the museum is closed
  • Participates in planning, developing and implementing new procedures, including developing short and long range plans
  • Presents new ideas, gives them the appropriate follow up; and if necessary makes adjustments
  • Coordinates activity of other departments involved (loading dock access, freight elevator usage, telephone installation, cleaning, facility shutdowns, etc.) to keep project on schedule
  • Coordinating project meetings with in-house personnel to schedule work, coordinate shutdowns, tie-ins and contractor access
  • Assists Museum Architect and the Capital Projects Executive in monitoring project cost and process invoices as requested
  • Participates and tracks cost control activities by seeking the most effective method of project delivery within budgetary guidelines
  • Assists with completion of project close out procedures, including capturing lessons learned, O&M and "as-built" documentations, equipment training and certificates, warranties and permits as defined by the museum's standards
  • Maintaining, developing and implementing project plan including definition, scope, budgets, schedules, incorporating input from appropriate team members, consultants and other stakeholders. Initiates change orders as required
  • Take responsibility for the safety and protection of all related Museum buildings, collections, personnel, museum visitors, and equipment
  • Assist with fire and safety team functions as deemed necessary by the Fire and Life Safety Director
Qualifications:
  • Minimum of 5 years of experience managing publicly funded construction projects in New York City
  • Bachelor's degree in a related field is strongly preferred. Advanced degree or certificate in construction management, architecture, or engineering is a plus
  • Experience with managing construction projects, especially large institutional schemes involving multiple clients and consultants; experience with budget/financial management
  • Excellent interpersonal skills and both written and verbal communication skills
  • Excellent administrative and organizational skills, ability to plan and manage many complex projects simultaneously and to effectively use problem-solving and negotiating skills to control costs, maintain schedules, and ensure project quality
  • Demonstrated leadership and initiative during construction and ability to communicate policies, processes to diverse stakeholders
  • Working knowledge of construction trades, mechanical and electrical systems and equipment, and construction-site safety requirements and project and building requirements as well as the ability to read architectural and engineering drawings
  • Fluency with construction-industry documents for site observations, quality control, bidding, scheduling, requisitioning and payment, change order and closeout
  • Knowledge of New York City building codes, Department of Buildings (DOB) processes, and familiarity with green building practices
  • Preference for candidates with experience in NYC and other government funding processes
  • Analytical and quantitative skills. Intermediate to Advanced skills with Microsoft Office Suite including Microsoft Word, Excel, and Project and Procore
