SUMMARY

This individual will work closely with various company departments and outside vendors to manage, evaluate, and implement the execution plan for apartment renovation and rehab projects across a large portfolio of multifamily properties, typically located at multiple sites across the United States. This individual will ensure that the projects are completed timely, within budget, and to the clients satisfaction. This position reports to the VP of Construction Services.

JOB DUTIES
  • Work closely with VP of Construction Services and other department heads in setting up, reviewing, and managing ongoing and new projects
  • Prepare initial apartment rehab scopes, refine scopes based on direction from stakeholders, and bid scopes to a minimum of three contractors
  • Analyze bids for accuracy in-line with project requirements, identify bid estimation discrepancies and work with bidders to clarify
  • Develop detailed work plans, schedules, project estimates, and weekly status reports to effectively manage each assigned project and communicate progress to project stakeholders
  • Organize sub-contractors and properly sequence scope segments, to ensure efficient project execution
  • Plan, direct, coordinate and schedule all elements of project scope items and overall project goals and objectives, to ensure timely, cost effective project completion
  • Effectively communicate and report relevant project information to management and minimize company exposure and risk
  • Prepare weekly project reports in a format developed by the Construction Services department
  • Process project invoices and manage contracts and supporting documentation
  • Review, negotiate, and recommend scope adjustments and change orders to the VP of Construction Services
  • Evaluate and make recommendations for quality control and ensure client satisfaction
  • Coordinate and assist in the processing/execution of insurance claims
  • Communicate with insurance adjusters on loss proceeds and lender disbursements
  • Travel required (35% - 50%)
EDUCATION AND EXPERIENCE
  • A Bachelor's Degree in Construction Management (or related degree) is preferred
  • Minimum of 4 years in-field construction experience managing renovation and rehab projects for apartment ownership groups, rehab construction contractors, or project management consulting firms
  • Minimum of 2 years inspecting apartment complexes and developing scopes of work for rehab/renovation projects
  • Minimum of 2 years experience troubleshooting and repairing day-to-day operational maintenance issues that occur on a typical apartment property (utilities, HVAC, roofing, foundations, drainage, life/safety, etc.)
  • Bilingual preferred.
  • Experience with mid-rise/high-rise apartment renovation is a plus
  • Must have strong skills with MS Excel and other programs from the Microsoft suite of products
  • Must have strong construction cost estimation skills
  • Proficient with accounts receivables and payables
  • Well versed in multi-family renovation construction
  • Strong oral and written communications skills
  • Highly motivated and driven to contribute to the high-level goals of Lynd Management Group.
  • Ability to represent Lynd Management Group as construction expert and key member of the team
  • Collaborative orientation towards project team, including outside vendors
