Acquisitions Analyst at Community Investment Corporation
Job Description
Background: For the past ten years, CII has successfully executed a multifaceted effort to acquire and assemble 1-4 unit and Multi-Family properties to facilitate their rehabilitation and re-use in struggling low and moderate-income (LMI) communities in the Chicago region.
The Position:
The entry-level Acquisition Analyst Fellow will coordinate acquisition & disposition closing processes, monitor distressed acquisition inventory, report the status on dispositions construction progress, and coordinate communications with various stakeholders, including the City of Chicago, private attorneys, lenders, tax buyers, property owners, and developers. Acquisition activities may include direct purchase of single buildings, portfolios of buildings, mortgage notes, tax liens, receivership liens, donated properties, etc. The Acquisitions Analyst Fellow will assist in the coordination of activities related to 3 programs that include a $3M 1-4 unit Acquisition Fund, Multi-Family Acquisition Fund, and $1.2M Pilot Line of Credit (LOC) Fund.
Reports to:
Vice President of Acquisitions and Dispositions Strategies / Director of Acquisitions
Duties and Responsibilities:
Conduct research on properties including site visits, title research, and sales history.
Coordinate access to potential acquisition and current inventory of properties.
Coordinate asset management activities for acquired properties.
Evaluate properties for the level of rehab required to reposition for rental or homeowner occupancy.
Prepare approval documents for proposed acquisitions and dispositions.
Input approved acquisitions and dispositions and lending information into legal templates.
Coordinate the closing process for acquisitions, dispositions, and private lending.
Work with partners to determine and implement the most effective acquisition strategies.
Monitor clients' acquisition, construction quality, and sales or leasing activities.
Track and report progress of acquisition & disposition activities to strategic partners.
Manage administrative tasks related to monitoring all 3 programs mentioned above.
Track and analyze neighborhood impact and small business impact for all 3 programs above.
Skills and Experience:
Bachelor's degree (finance, real estate, or related field is preferred).
Excellent with Excel, Word, and PowerPoint.
Working knowledge of low and moderate communities in Chicago.
Ability to analyze data and solve problems.
Pro forma savvy, detail-oriented, excellent communication, and organizational skills.
Some experience with the rehabilitation of properties and real estate finance preferred (0-3 years).
Real Estate Broker license would be a plus (if not licensed, would be required to obtain a license starting within 3 months of the hire date).
Valid driver's license required.
