Director of Land Acquisitions

Overview:
Summary of Position RequirementsDevelop awareness of types of opportunities that fit companys land acquisition strategies and understanding of current market trends in land development and homebuilding. Oversee all Land Acquisition operations for the Division.#CB#LI-CF1Responsibilities:Primary Duties and ResponsibilitiesPartner with Division President, Regional Director of Land (RDL) and the VP of Land to position the Division in the best possible locations and buy the right land rightLead efforts to stay ahead of industry trends and competitive tracking of all submarkets and competitors.Oversee the due diligence and Green Book process from executed purchase agreement through CIC approval including direction of engineers, surveyors, consultants on due diligence implementation, engage municipal officials and work in tandem with engineers to achieve timely entitlements for proposed communitiesExecute strategic and robust decision making on each land deal to maximize Division return on investment with constant focus on returning cash to the companyCollaborate in the preparation of letters of intent and contracts.Lead land acquisition contract process and monitor contract compliance with internal and outside counsel.Maintain schedule and track milestones to ensure deadlines are met and achieved in order to close on propertyReview invoices from trade partners and Serengeti and direct them to proper party for approval and payment.Network with other builders/developers to maintain market awareness; develop contacts to become a strong competitor in Divisions market area.Develop a broad understanding of the market including the competition, house types/sizes, price points, and sales absorptions for the regionIdentify and present potential risks for new and existing communities, including municipal challenges, new competitors, land constraints, new governmental rules and regulations, and any other conditions that could affect business plan metrics.In partnership with the land development team and surveyors ensure proposed product lot fits and is compliant with municipal or master plan approval requirementsMonitor and engage the need for outside attorneys to assist in overcoming hurdles posed by municipalities.Consistently engage and work to enhance municipal relationships and better position the Division and Lennar with governmental staff and officials.
Qualifications:Education and Experience RequirementsBachelors degree required, Masters degree preferredValid Drivers license and a good driving record requiredMinimum 5 years in land zoning and entitlement workMust be able to read, understand and evaluate development plansMust possess professional attitude to represent the company in a positive mannerAbility to perform, in a professional manner, multiple detail oriented tasks with simultaneous deadlinesComputer literacy and proficient in MS Office products (Word and Excel)Excellent follow-up, communication (written and verbal) and time management skillsMust have solid negotiating skillsContactsDaily communication with Management, Associates, Trade Partners, Municipalities and other outside entities.Physical RequirementsAble to work in excess of eight hours per day, the ability to operate a motor vehicle, climb stairs/ladders, bend, stoop, reach, lift, and move and/or carry equipment. Able to sit at a computer monitor for extended periods of time to complete paperwork, meet with trade partners, and receive/return phone messages. Finger dexterity may be required to operate a computer keyboard and calculator.
