The Commercial Property Manager is responsible for the management of commercial property. The office is located in Richmond, VA. Responsibilities involve a broad range of property management functions, including, but not limited to: budget preparation and execution; monthly financials and operation reports; CAM reconciliations yearly and reforecasts; tenant relations and project management.

EDUCATON AND EXPERIENCE:

  • Minimum of 2+ years of Commercial Real-Estate experience
  • 3-5 years of office experience
  • Experience with institutional financial reporting requirements
  • Proficiency with Yardi, MRI and Kardin software preferred
  • Excellent verbal and written communication skills
  • Organized, able to prioritize multiple projects, delegate appropriately and always have a positive, professional presence
  • Proficient in Excel, Word and Microsoft Office
  • The successful candidate will be very detail-oriented, able to handle multiple projects at any given time, extremely professional, and customer service oriented
  • Self-motivation, leadership, teamwork and collaboration
  • Conflict Management Resolution

RESPONSIBILITIES

  • Participating with and Inspiring a team to operate at their highest efficiency
  • Promptly responding to tenant and owner requests in a professional manager
  • Abstracting and interpreting lease clauses
  • Negotiating RFPs for vendor service contracts, maintain and develop relationships to achieve optimum performance and competitive pricing
  • Creating and implementing a Tenant retention program
  • Prepare, review and provide monthly financials and operation reports as required accurately and timely
  • Reviewing AR, AP and monthly tenant billings for accuracy and timeliness
  • Performing CAM reconciliations yearly and reforecasts, as required
  • Overseeing tenant improvement projects, including bidding and coordination of delivery
  • Maintaining current W9 and COIs for tenant, service providers and owners
  • Preparing annual budgets
  • Being a constant learner and bringing existing experience to the team
  • Actively engaging with leasing teams to prepare the property for leasing
