Job Description:
We are seeking an experienced and dedicated Construction Project Manager to estimate, oversee and successfully execute design build projects with a budget exceeding $8,000,000. In this role, you will play a crucial part in managing the entire construction process from inception to completion, ensuring that projects are delivered on time, within budget, and meeting quality standards.
Responsibilities:
Project Planning and Scheduling:
Collaborate with project Owners to establish project scope, objectives, and deliverables.
Develop detailed project plans, timelines, and schedules to ensure efficient project execution.
-Properly obtain licenses, permits, bonds required.
Protect and deliver project anticipated overhead and profit.
Budget Management:
Prepare and manage project budgets, including cost estimation, tracking, and financial reporting.
Monitor project expenses, identify cost-saving opportunities, and manage change orders effectively.
Design Coordination:
Work closely with Owners, architects, engineers, and designers to ensure design concepts are translated into feasible construction plans.
Facilitate communication between design teams and construction teams to address design changes and issues.
Contract Management:
Manage project Buy-Out to ensure profitability of the project and properly execute subcontracts and material purchase orders.
Negotiate and manage contracts with subcontractors, suppliers, and other project partners.
Review and approve, code subcontractor/vendor invoices and payments in accordance with project budget.
-Promptly respond to any changes requested by Owner. Document all costs, owner’s approval, subcontractor change orders, prior to change being incorporated into the project.
Construction Oversight:
Work closely with the Site Manager to monitor construction activities, ensuring compliance with safety regulations, quality standards, and project specifications.
Monitor progress, identify potential risks or delays, and implement corrective actions as needed.
Communication and Reporting:
Provide regular project updates to Owners, senior management, and project team members.
Prepare comprehensive progress reports, presentations, and documentation. Required bi-weekly.
Team Leadership:
Lead and motivate project teams, including subcontractors and site personnel, to achieve project goals.
Foster a collaborative and positive work environment, promoting teamwork and open communication.
Problem Solving:
Proactively identify and address project challenges, proposing innovative solutions to ensure successful project delivery.
Promptly and professionally handle unexpected issues or conflicts that may arise during the construction process.
Qualifications:
Bachelor's degree in Building Science, Civil Engineering, Architecture, or equal experience and equivalent skills.
Proven track record of successfully managing design build construction projects with budgets over $8,000,000.
Strong knowledge of construction processes, techniques, and industry best practices.
Excellent project management, organizational, and leadership skills.
Proficient in project management software and tools.(Autodesk Build, Sage 300 Construction Estimating and Accounting software, Microsoft Project, Excel, Word.
Effective communication abilities.
Familiarity with local building codes, regulations, and safety standards.
Team player that will fit in with the exceptional, proven team members with our company.
Drug testing and background screening as per Company Handbook.
Clean driving record.
BENEFITS:
Salary will be competitive. ( $90,000 to $100,000 based on qualifications, skills, experience).
