Nilson Homes is a large production home builder, based in South Ogden, Utah. Our Vision is to Improve lives by building community—providing an exceptional experience for clients, team members, and trade partners by building thoughtfully designed, expertly crafted homes, in lasting communities planned for all stages of life. Responsibilities Responsibilities Include but are not limited to: General: Following approval of the Final Plat, manage the following portions of the development processes: Pre-Construction, Construction, Lot delivery, and Warranty. Provide support and input, where needed, to the land team and other parties in acquisition and pre-development tasks (due diligence, entitlement, and design of projects). Contribute information to the management of funding needs for each project. Work directly with the direct report colleagues in their roles. Specific: Review with Project Managers (PM) the existing infrastructure available and necessary improvements to facilitate the development of new communities (single-family, townhomes, multi-family, etc). Use construction best practices and knowledge to assist the team in making informed design decisions on grading, infrastructure, and other improvements (i.e. amenities) for projects throughout the entitlement process. Review civil plans for projects, based on known facts and property features, to minimize or mitigate potential issues from materializing during construction or post-construction. Contribute to the teams’ efforts in developing a preliminary proforma budget and final budget for each project. Manage approved construction budgets & schedule, coordinate with team on funding needs for each project. Manage and approve change orders on construction budgets, including details on variances. Manage general contractors & other trades collectively with other land team members: Secure bids and compare unit pricing with market pricing. Review estimates and value engineering opportunities. Finalize contracts with general contractors, subcontractors, etc, in coordination with the other land team members. Manage fieldwork with the team members addressing questions from contractors, subcontractors, etc—including regular field meetings to review work progress and to troubleshoot concerns; stay ahead of the contractor to avoid costly field delays. Approve invoices. Review & approve change orders. Manage construction schedules for all Nilson Land projects with critical and realistic input and commitments from team members and contractor partners. Oversee implementation of SWPPP and Safety compliance, and engage third-party companies, if any. Coordinate with Nilson Homes vertical team on lot delivery and handoff. Work closely with team members to follow up on city inspection punch lists to bring projects into and out of warranty—including construction close-out tasks. Hire, train, manage, support, and oversee work or direct reports, including: Quarterly performance reviews. Regular coordination and weekly meetings (minimum). Qualifications Qualities Needed to Be Successful: 10+ Years of experience in development construction (work, management, etc). Specific experience in land entitlement of residential development is preferred. A bachelor’s degree in civil engineering, real estate development, or a related field is preferred. Experience in developing, analyzing, and executing project budgets. Proficient knowledge of and how to navigate and apply municipality ordinances and codes. Have a strong working knowledge of municipal infrastructure, construction processes and procedures, and utility systems. Ability to read & understand development plans (site plans, subdivision plats, utility plans, etc). Computer Skills: Dropbox / PDF Editor (Bluebeam or Adobe) / Microsoft Office Suite (Excel, Word, Teams, Outlook) / AutoCAD (favorable). Ability to be held accountable for work. Ability to take guidance/direction from the VP of Land and leadership team. Excellent communication skills (both verbal and written).
