Primary Function

Under minimal supervision the Property Preservation Specialist II will be responsible for ordering and reviewing Property Inspection reports, analyzing the property's condition, and recognizing needed repairs, ordering appropriate bids to cure the damage, and monitoring the repairs through to completion. The Property Preservation Specialist will orchestrate most of this work through established vendors, monitor the vendors' work through completion, follow-up on overdue deliverables, and evaluate the vendors' relative performance.

In addition to the usual Specialist duties outlined above, the Property Preservation Specialist II will coordinate training activities for incoming Specialists, and ensure they receive all necessary training and are prepared to receive and process their regular workload.

Principal Duties

List of required duties below. Distinguish on-site duties with a *. Coordinate and conduct all training for incoming Specialists on their duties, applications used, and best practices. Further, after initial training is complete the Specialist II will continue to be available for questions and clarifications and will periodically check-in with new Specialists to gauge for additional needs. In conjunction with management, define other Specialists relative skill levels and recommend areas for additional training, as well as review the current suite of training materials and recommend updates and edits. Reviews and reacts to inspection reports. Reviews returned inspection reports for accuracy and completeness when there is deviation from expected norms or when there are other reasons to be suspicious of the report. Updates files to ensure that Shellpoint and the investor have a clear understanding of the condition of the collateral. Assists in the control of expenses related to preservation of the property condition. Arranges for contractual services relating to property inspections who may be involved in the inspection or evaluation of the property. Assists in managing relationships with and performance of vendors. Complies with company policies and procedures. Contributes to the on-going improvement of the Default Support department through sharing ideas and improvements with the team. Performs other duties as assigned by management.

In addition, the Company has determined that an in-person presence is important to critical components of our work, including oversight, training, collaboration, and productivity. Items not marked (*) as essential on-site, may still require partial on-site work to perform the role satisfactorily.

Education and Experience Requirements

High school diploma or equivalent, required. Bachelor's degree, preferred. 2-4 years direct Property Preservation experience. Additional Single-Family Default Servicing experience (REO, Foreclosure, Loss Mitigation, Valuations, etc.) is a plus.

Knowledge, Skill, and Ability Requirements

Ability to analyze pictures and reports to obtain a clear understanding of the actual property condition. Capability to mentor and assist other Property Preservation Specialists with their day-to-day work. Ability to objectively measure the relative skills and capabilities of other Specialists. Excellence in communication via telephone and written communication. Demonstrated attention to detail and organizational skill. Ability to work independently with minimal supervision. Strong analytical, problem solving and mathematical skills to be used in directing decision-making. Intermediate understanding of Mortgage lending and servicing. Strong negotiation and follow-up skills, as well as the ability to meet strict deadlines.
