Transaction Coordinator

High volume Real Estate Investment company is seeking a Transaction Coordinator to join our company in Addison. The transaction coordinator will be responsible for acting as a liaison between title companies, agents, clients, attorneys, escrow companies, and mortgage brokers during the real estate sales process. The ideal candidate should be able to work in a fast-paced environment, detail-oriented and have extensive experience with TREC contracts.
Summary of Responsibilities and Duties:
- Create timelines and follow up with individuals as needed to ensure all deadlines are met and contingencies are released
- Maintain accurate and compliant digital files for all transactions
- Understanding of Texas Real Estate contracts in order to summarize all important terms, conditions, and contingency dates
- Communicate with the agents several times throughout the transaction including all important dates, missing documents, calendar reminders, file compliance status, etc.
- Establish relationships with all third parties including title companies, lenders, inspectors, appraisers, and all agents in order to ensure a smooth closing process and share relevant information ? Draft any addenda needed along the way and keep a record of them on file and ensure they are shared with relevant parties
- Be the first point of contact/resource for all questions that arise throughout the closing process from the agent (and client, attorneys, lenders, appraisers, other transaction coordinators/Realtors, etc.)
- Stay in good communication with agents if any issues arise that they need to handle or negotiate
- Coordinate closing date, time, and location and notify all parties Notify client about utility accounts to set up/cancel
- Put together the closing file for the Accounting Department including any documents needing signatures/initials/dates, commission amount, etc.
- Closeout the file after the closing including changing the MLS status to closed for our listings, double-checking the file, making an electronic copy of the HUD, etc. and dd closed file to the appropriate location
Required Knowledge, Skills and Abilities:
- Minimum 2 years with TREC contracts
- Detail-oriented and committed to producing great end results
- Demonstrates ability to prioritize work and manage time, often under pressure
- Excellent written and verbal communication skills
- Exceptional organizational and multitasking abilities
- High-level customer service skills
- Strong analytical skills
Employment for all final candidates who have received and accepted a written offer of employment from Open House Texas/Atlanta Realty & Investments LLC is contingent upon clear results of a thorough background check and drug screening. Background checks and drug screenings will be conducted on all final candidates, as deemed necessary. Motor vehicle background searches and records will be required if applicable to the position and when driving is an essential requirement of the position. All candidates must have authorization to work in the United States.
