Position CapRock Partners is seeking a

Financial Analyst

who will assist the Vice President of Portfolio Management in updating and monitoring the financial performance of CapRocks value-add investments and large-scale logistics developments.This position will report directly to the Vice President of Portfolio Management.In addition, this position will interact primarily with the Portfolio Management and Asset Management teams and also collaborate with the Acquisitions, Development, Capital Markets, Investor Relations, and Accounting Teams, gaining broad exposure to all aspects of CapRocks industrial investments and development projects.This is a great opportunity to join a highly respected firm with an incredible culture centered around ethics, collaboration, and a collegial environment.This position will also interact with senior management, including the President and CEO. Essential Duties and Responsibilities: Assist the Portfolio Management Team in preparing and maintaining both quarterly pro forma reforecasts and quarterly valuation (Fair Value) models in Argus and Excel, for CapRocks existing assets and development projects located throughout the Western US and Texas. Collaborate with the Development, Asset Management and Accounting Teams to reforecast returns (on a quarterly, or as-needed basis) based on current market leasing assumptions, projected development/TI/LC costs, and actual monthly income and expense data.This includes helping generate variance reports against the original investment committee pro forma and working with CapRocks internal teams to explain any material variances. Work with the Asset Management Team and Acquisitions Team as needed to determine various assumptions including, but not limited to, overall market information, competition, lease rates, absorption figures, cap rates, etc. Prepare pro forma scenario analysis (including but not limited to) prospective leases, speculative tenant improvements, potential refinancing and hedging, hold-sell analysis, and other requests as needed. Maintain a library of supporting documentation of market and property information used in CapRocks pro formas and valuation models. Contribute information and analysis to the monthly, quarterly, and annual management reports provided to investors. Review and understand leases, loan documentation, fund documentation and other pertinent information to accurately model their financial impacts on investment pro formas and valuations. Assist in special projects of the Portfolio Management and executive team. Experience and Education: 1-3 years of experience as an analyst in the commercial real estate industry, preferably with exposure to industrial assets. An undergraduate degree in Business, Finance, Accounting, or a related field is required. Excellent quantitative skills using Excel and Argus.Argus certification preferred. Yardi experience preferred. Ability to adapt and problem-solve in a fast paced, constantly changing business environment. Positive, upbeat, can-do attitude with strong interpersonal skills willing to engage with team members.

Terms/Expected Hours of Work 40 hours per week during standard business hours Monday through Friday 8:00-5:00.
