Position Summary
The Property Accountant prepares accounting analysis of actual, reforecast and budget data for distribution to management and outside parties for assigned properties, including analysis of related general ledger accounts.
Essential Job Functions
Investigates, verifies and reconciles all general ledger accounts on assigned property trial balances with subledgers and/or appropriate support schedules
Monitors property activity, including store openings and closings; tenants relocation/remodels
Coordinates accounting processing, verifying that it is properly accounted for in accordance with established guidelines. Researches performance issues or unreasonable discrepancies and notifies appropriate departments
Participates in the annual budget preparation process by analyzing trends and projecting figures for assigned properties
Prepares and analyzes monthly variance reports to show actual/reforecast versus budgeted figures for management review
Reviews property activity and financial statements and prepares re-forecasted financial statements
Assists in quarterly and year-end audit processes. Assists with the preparation and analysis of financial statements in accordance with GAAP
Maintains a professional and technical knowledge by attending educational workshops, reviewing professional publications, and establishing personal networks
Additional Duties And Responsibilities
Assumes additional responsibilities and performs special projects as needed or directed
Required Qualifications
Education, Training and/or Experience
Bachelors degree in accounting with one plus years of accounting experience. Preferred experience with MRI.
Knowledge, Skills, Abilities And Personal Characteristics
Developed knowledge of generally accepted accounting principles
Ability to read and interpret accounting reports and convey this information
High degree of initiative and independent judgment
Strong analytical and problem solving abilities
Ability to communicate with all levels
Effective interpersonal skills; strong oral and written communication skills
Strong attention to detail; organized
Knowledge of budgeting and expense control
Work well under pressure, meeting deadlines consistently
Computer skills; strong knowledge of Excel/Word, ability to use financial software
Preferred Qualifications
Experience in commercial real estate accounting.
PHYSICAL DEMANDS
Nature of work requires an ability to analyze, communicate and exchange information, collect, compile and prepare work documents, and operate standard business office equipment.
WORKING CONDITIONS
Hybrid schedule with work performed in a general office environment based upon agreed upon days driven by deadlines. Generally, 3 days a week in the office. May require availability for extended hours during peak periods.
