We are seeking a skilled and experienced Property Manager to oversee the day-to-day operations and management of our commercial real estate portfolio. The ideal candidate will possess strong leadership abilities, exceptional communication skills, and a thorough understanding of commercial property management principles. This role requires a proactive individual who can effectively manage tenant relations, maintenance operations, financial activities, and leasing initiatives to maximize the value of our properties.

Responsibilities
Tenant Relations:

  • Serve as the primary point of contact for tenants, addressing inquiries, concerns, and requests promptly and professionally.
  • Foster positive tenant relationships by ensuring exceptional customer service and responsiveness to tenant needs.
  • Negotiate lease agreements, renewals, and terminations while maximizing occupancy rates and rental income.

Property Operations:
  • Oversee the day-to-day operations of commercial properties, including maintenance, repairs, and janitorial services.
  • Coordinate with vendors, contractors, and service providers to ensure timely and cost-effective property maintenance and repairs.
  • Conduct regular property inspections to identify maintenance issues and ensure compliance with safety and regulatory standards.
Financial Management:
  • Develop and manage property budgets, including operating expenses, capital improvements, and revenue projections.
  • Monitor rent collection, delinquencies, and financial performance to achieve budgeted goals and optimize property profitability.
  • Prepare financial reports, variance analyses, and other relevant documentation for property owners and stakeholders.
Leasing and Marketing:
  • Develop and implement strategic leasing plans to attract and retain high-quality tenants.
  • Market available spaces through various channels, including online listings, signage, and networking events.
  • Collaborate with leasing agents to showcase properties, negotiate lease terms, and facilitate lease signings.

Legal and Regulatory Compliance:
  • Ensure compliance with all applicable laws, regulations, and industry standards governing commercial real estate operations.
  • Stay abreast of legislative changes and industry trends to mitigate risks and maintain best practices in property management.

Asset Enhancement:
  • Identify opportunities to enhance property value through capital improvements, renovations, and repositioning strategies.
  • Develop and implement initiatives to improve curb appeal, tenant amenities, and overall tenant satisfaction.

Qualifications:
  • Bachelor's degree in Business Administration, Real Estate, Finance, or related field (preferred).
  • Minimum of 3-5 years of experience in property management (commercial experience a plus)
  • Strong knowledge of commercial real estate principles, leasing practices, and property operations.
  • Excellent interpersonal skills with the ability to build and maintain positive relationships with tenants, vendors, and stakeholders.
  • Proficiency in financial analysis, budgeting, and reporting.
  • Familiarity with property management software and Microsoft Office suite and door Loop a plus
  • Strong organizational skills with the ability to prioritize tasks and meet deadlines.
  • Detail-oriented with a commitment to excellence in all aspects of property management.
