Key Responsibilities:

- Assist in the development and maintenance of detailed real estate financial models to analyze the performance and valuation of Five Below’s corporate real estate portfolio.
- Assist in managing and developing Five Below’s real estate proforma dataset.
- Assist in the building and maintaining of Five Below’s internal data warehouse for property attributes and mass mobile data.
- Collaborate with cross-functional teams, including real estate, construction, and data science, to support investment strategies and initiatives.
- Maintain an overall knowledge of the process and procedures of our new store growth initiative’s FP&A processes.
- Prepare investment evaluation presentations and other materials for internal stakeholders.
- Support the preparation of quarterly and annual internal and investor reports and presentations.
- Stay updated on industry best practices, market trends, and regulatory changes affecting the real estate impact on financial statements.

Qualifications:

- Bachelor's degree in finance, real estate, data science, or a related field.
- Strong verbal and written communication skills, with the ability to effectively present complex analytics concepts.
- Excellent attention to detail and ability to manage multiple tasks in a fast-paced environment.
- Ability to work independently as well as collaboratively within a team environment.
- Strong analytical skills with proficiency in financial modeling and valuation techniques.
- Understanding of basic profit and loss statements.
- Prior work experience, internship or coursework in real estate finance, investment analysis, or related fields is preferred.
- Knowledge of the methods of systems analysis and the principles, design, and procedural methods used in big data analysis is a plus.
- Experience with SQL, VBA, R, and/or Python is a plus.
