We empower residents through supportive services and vocational, educational, and cultural programs that assist in the retention of affordable housing accommodations and foster self-sufficiency and collective capacity through self-help, mutual aid and cooperation, community organizing and advocacy.
Banana Kelly's Project Manager is responsible for overseeing all stages of the development process from pre-development planning through to construction completion and conversion and permanent financing. Performs other duties as needed, including asset management, and oversight of the bidding process for small construction jobs.
**Responsibilities**:
- Manage development projects from pre-development planning through to construction completion and conversion to permanent financing.
- Coordinate third party reports and documents, including environmental testing, energy audits, physical needs assessments, and surveys required for pre-development.
- Attend meetings and regular conference calls with HPD and other members of the development team.
- Coordinate with the Project Managing Consultants on preparing scopes of work, reviewing cost estimates, and ensuring projects proceed from the planning process through to construction completion in a reasonable time period.
- Work closely with Banana Kelly's property management team on rehab and work projects related to buildings within Banana Kelly's portfolio.
- Communicate regularly with Banana Kelly CEO and staff, including Property Managers and Community Organizing team, on status of development projects and ongoing needs within the Banana Kelly portfolio
- Gather due diligence items required by City agencies, lenders, and other parties required for loan closings.
- Develop effective working relations and cooperate with Banana Kelly’s partners, such as the NYC Department of Housing Preservation and Development, NYC Housing Development Corporation (HDC), National Equity Fund (NEF), Community Preservation Corporation (CPC), Local Initiatives Support Coalition (LISC), Joint Ownership Entity NYC (JOE NYC) and its member non-profits, the Association for Neighborhood and Housing Development, as well as other affiliated entities and potential partners.
- Analyze monthly asset management reports and prepare report to review with CEO, Asset Management Committee, and property managers to ensure projects are operating efficiently, effectively, and to the underwriting standards
- Identify opportunities for subsidized energy efficient upgrades and building retrofits that can be improve the operating position of the Banana Kelly portfolio.
- Assist in preparing progress reports for funders as it pertains to housing development.
- Remain knowledgeable and up to date with different City, State, and Federal financing programs, regulatory requirements, and local issues and opportunities as it pertains to affordable housing development - preferred.
Three to five years of experience in Real Estate development - Nonprofit experience preferred.
BA in Real Estate Development or related field (Masters preferred)
