We are looking for a Maintenance Technician to join our team Base pay plus uncapped bonus potential
- Carpentry: replacing wood trim, installing doors, cabinet repair/installation, blinds installation, fence repair, and trim molding repair or replacement.
- Painting: minor touch-ups following damage repair.
- Appliance repair: limited repair, replacement, or installation of major household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers, hot water tanks, and air conditioners.
- Plumbing: repair, replace, or install faucets, pipes/supply valves, toilets, garbage disposals, dishwashers, water dispensing refrigerators, ice makers, water heaters, and heating elements.
- Electrical: repair, replacement, or installation of power switches, fuses, wall sockets, ceiling lights, ceiling fans, climate control systems, and garage door openers.
- Drywall repair: repairing small holes caused by nails, dings, and normal wear and tear, most performed when a tenant vacates a unit and a new renter assumes occupancy. Also includes sheetrock patches and replacement.
- Cleaning: trash-out of debris and/or personal items left over from a vacant home.
- Pick up supplies and parts from vendors to make necessary repairs and/or complete work orders.
- Ensures tools are in good working order and are safe to use and operate. Practice general safety and attend training as required.
- Perform seasonal ground-keeping tasks, such as mowing/edging grass, pulling weeds, trimming, pruning trees and shrubs, mulching, watering lawns and plants, sweeping or raking leaves, and pest control.
- Troubleshooting and repairing irrigation systems including programming.
- Ensures timely snow and ice removal from properties including shoveling, blowing, or plowing snow away from covered walkways and driveways and/or laying down rock salt on icy surfaces to prevent slipping.

**Work Order Management**: responsible for ensuring work order management by scheduling appointments as soon as they are received and keeping accurate records in our PropertyWare system.
- Estimates: coordinate to accomplish these simultaneously with property manager walkthroughs. Provide estimates to owners as required by procedures and contracts.
- Scheduling: use PropertyWare and coordinate with property managers to assign work orders to yourself and track progress. Responsible for professional, prompt, and courteous correspondence with residents to schedule appointments and document the Scheduled End Date (SED) within 24 hours of assignment. Update, confirm, and close work orders according to company requirements and procedures.
- Establish thorough written documentation for all work orders in the system.
- Time management: maintain an organized scheduling and tracking system to complete all maintenance requests promptly prioritize appropriately and effectively. Jobs must be completed efficiently so that the hours billed to owners are reasonable.
- Invoicing: within 24 hours of job completion, complete invoices, photo uploads, and any other necessary documentation to ensure prompt billing to owners. Bonus available for billed hours over monthly amount.
- All work is to be done professionally and technicians must use good judgment and be cost-conscious in their problem-solving, but not compromise the quality and longevity of the repair.

**Emergency Repairs**: Respond promptly to emergency maintenance requests, such as leaks, power outages, heating/cooling issues, and other emergencies as needed.
- Collaborate with property management to ensure timely resolution of urgent matters.

**Qualifications**:

- High School Diploma or equivalent; trade school certification in maintenance or related field is a plus. Prefer experience in residential or property maintenance.
- Four or more years of hands-on experience with basic plumbing, carpentry, electrical, painting, flooring, landscaping, drywall repairs, and general repairs and maintenance knowledge are highly preferred.
- Must be able to get to the Gainsville and Arlington areas within 30 minutes to service properties.
- Hands-on experience and ability to learn work order management systems and invoicing.
- Ability to work independently, prioritize, and schedule effectively. Must be able to track time spent on each job.
- Ability to troubleshoot and problem-solve.
- Customer-focused with strong communication and interpersonal skills
- Must provide your tools for maintenance and groundskeeping work.
- Must have camera/camera phone, updated laptop, and active internet and cell service.
- Current driver’s license and applicable insurance. Must have reliable transportation to pick up replacement parts, haul trash, pick up and transport appliances, pick up supplies from vendors, carry tools, and drive to property locations.
- Physical requirements include being able to lift to 50 lbs., climb ladders and stairs, walk, lift and reach overhead, stoop, kneel, and bend as well as have hand-eye coordination a
