**JOB DESCRIPTION**

10 West Real Estate Group is seeking an experienced, motivated, self-directed individual to join our team as a full-time Porter/Janitor Technician performing janitorial tasks and light maintenance efforts at our portfolio of multifamily apartments.

**RESPONSIBILITIES**
- Responsible for meticulous cleaning and upkeep of our portfolio of apartment buildings including;
- Vacant unit interiors
- Interior common areas, amenity spaces, laundry facilities and storage areas
- Building exterior and parking lots
- Perform interior, common area, and vacant apartment unit janitorial & maintenance duties;
- Schedule and perform daily/weekly inspection and cleaning of interior common areas of all buildings in a timely and professional manner including but not limited to vacant units, lobbies, hallways, stairwells, laundry facilities, storage areas, etc.
- Responsible for scheduled functions as emptying trash cans, cleaning windows, walls, floors, stairwells, and carpets
- Clean laundry areas, clean lint traps
- Assist maintenance staff with unit turns and light maintenance tasks
- Perform cleaning of vacant apartments on unit turnover
- Perform smoke/co battery replacements, smart lock battery replacements, light bulb replacements and other minor maintenance tasks
- Assist in loading and unloading inventory and supplies need for unit renovations and maintenance
- Assist in unit renovation tasks and site cleanup when necessary
- Assist maintenance technician with special projects as may be assigned and prioritized by the owners of the company.
- Perform exterior janitorial & maintenance duties;
- Schedule and perform daily/weekly inspection and cleaning of exterior areas of all buildings in a timely and professional manner including but not limited to building exteriors, walkways, stairwells, parking lots, etc.
- Maintain cleanliness of exterior grounds by picking up litter and maintaining trash areas
- Assist in snow removal activities such as shoveling and spreading salt as well as being available for cleanup during weather events
- Support maintenance staff with landscaping activities
- Perform Administrative duties;
- Accurately document any interior or exterior property repairs needed in our Appfolio property management system.
- Follow-up on completed janitorial/porter duties to ensure satisfaction.
- Provide weekly status reports

**REQUIREMENTS**
- Minimum 2 years of Janitorial and/or Porter experience (required)
- High School Degree or Equivalent (required)
- Valid driver's license and proof of valid car insurance (required)
- Must have dependable vehicle (required)
- Comprehend and converse in English to communicate effectively (required)
- Capable of the physical demands & work environment (required)
- Capable of moving equipment and material weighing 50+ pounds (required)
- Ability to work in both indoor and outdoor weather conditions (required)
- Available 8am to 5pm Monday through Friday with the potential of some weekend availability (Strongly preferred)

**PHYSICAL REQUIREMENTS**

Extensive mobility and good physical condition is necessary for the job. The ability to lift 100 lbs. may be necessary for installation and removal of appliances among other tasks. The ability to operate all necessary hand tools to make repairs is required. The ability to kneel, crouch, climb, crawl, etc. to reach items in need of attention is required. Must have the ability to drive to and from job sites. Must be able to work outdoors, in hot and cold weather, as may be necessary.

**COMPENSATION**: $18 - $22/hour

Pay: $18.00 - $22.00 per hour
