**GENERAL SUMMARY**:
Under the direction of the Director of Campus Sustainability, the Mechanical Systems and Facilities (Campus Sustainability) Manager oversees the operations of the physical plant and management of designated staff to ensure the most efficient and effective deployment of mechanical systems, sustainability programs, technology, and general oversight of the museum’s buildings and grounds.

**ESSENTIAL JOB FUNCTIONS**:

- Provides leadership, training, supervision, and work direction to members of the Campus Sustainability team; oversees daily tasks and long-term projects.
- Manages and oversees the Campus Sustainability department operations, including electrical, plumbing, mechanical, HVAC, water treatment, pneumatic, fire protection and security systems, information technology, and advanced carpentry.
- Assists with the support of technology on behalf of the PMA leveraging internal and external resources.
- Monitors, troubleshoots, and implements or oversees repairs of all mechanical and electronic systems, including HVAC equipment, IT network and systems, boiler, service pumps, pressure systems, elevators, plumbing and electrical systems, and confers with field experts as needed.
- Plans, implements, and oversees cyclical maintenance programs; ensures performance of scheduled tests, inspections, and services; maintains accurate records of preventative maintenance schedules and inspections of all facilities systems, and documentation of standard operating procedures.
- Works collaboratively with Registration staff to monitor and maintain appropriate temperature and humidity levels throughout the buildings and configures and operates climate control system to meet collections management requirements, optimizing the system to run in the most sustainable manner possible.
- On-call 24/7 for facilities response including alarm response and internet monitoring of the climate control system while offsite or after hours; performs on-call responsibilities and responds to alarms and emergencies as needed.
- Collaborates with the Director of Campus Sustainability to develop and monitor department and special project budgets; makes budgetary projections, approves purchases for goods and services, researches and implements methods to ensure cost control, safety, and energy efficiency measures, and maintains appropriate records.
- Solicits and negotiates proposals and contracts bids for work to be performed by outside contractors; verifies contract requirements and oversees work performed; assists and supervises outside contractors and vendors with contractual work on PMA mechanical systems.
- Partners with the Maintenance Supervisor to develop and execute a cohesive strategy for sustainable operations and maintenance; collaborates on maintenance projects, as needed.
- Maintains best practice systems and records consistent with all local and national codes including hazardous materials, right to know, preventative maintenance, and other documentation as required by law; collaborates with museum departments to ensure compliance with safety and emergency procedures.
- Administers all tasks in accordance with applicable OSHA (Occupational Safety and Health Administration) standards to ensure the health and safety of all staff.
- Communicates with other departments and liaises with committees and the Board of Trustees as required.

**SUPERVISORY RESPONSIBILITY**:
Supervises Campus Sustainability staff. Responsibilities include interviewing and selection, training and development, scheduling, counseling and disciplining, evaluating performance, and terminating.

**EDUCATION & EXPERIENCE**:
Technical certificate, BA or BS required or equivalent with three to five years of related maintenance and facilities experience, including supervisory experience. Valid State of Maine Class C Driver’s License required. Technical degree in a facilities related field preferred. Direct Digital Control software HVAC monitoring experience preferred.

**QUALIFICATIONS**:

- Advanced knowledge of HVAC, mechanical systems, and/or electrical systems operating and troubleshooting
- Ability to work independently, solve problems, and react effectively to urgent situations.
- Strong interpersonal and oral and written communication skills.
- Ability to supervise employees and conduct team building and training as needed.
- Ability to effectively operate computers and software necessary for assigned duties.
- Proficient in budget development, implementation, and monitoring.
- Ability to handle sensitive and confidential information with discretion.
- Physical ability for lifting heavy objects weighing at least fifty pounds.
