**SUMMARY**

This opportunity is a full-time or part-time position. The benefit package is for 40 hours per week, full-time employees, only.

Reports to the Director of Vehicle Maintenance Services or designated backup. Performs building, grounds, shop maintenance, and cleaning duties.

**ESSENTIAL DUTIES AND RESPONSIBILITIES**

**(Subject to change based on department and corporate needs)**
- Conducts a routine safety inspection of grounds, the exterior and all interior rooms of buildings including the elevators
- Inspects for water leaks, damage, equipment & fixture malfunctions and otherwise surveying the custodial, maintenance & repair needs of the building and grounds to prioritize work to be performed for that day
- Respond to all maintenance requests and work orders in a timely manner and ensure proper follow-through
- Respond to emergency calls during scheduled work hours; i.e. plugged sinks and/or toilets, broken pipes, water leaks, door malfunction, fire alarms, HVAC troubles, etc.
- When needed, discard waste/trash using appropriate procedures; pick-up and dispose of trash within the interior and exterior of the property.
- Provide general maintenance to buildings, grounds and equipment
- Routine maintenance may include but are not limited to: trash pick-up, grounds maintenance (removing snow and ice from entrances, exits and sidewalks, minor repair of interior and exterior of buildings; maintain plumbing systems; maintain electrical systems, maintain and minor repair of HVAC systems with assistance of third party vendors
- Coordinate maintenance and repair of fire suppression systems with third party vendor
- Coordinate sprinkler and irrigation systems maintenance and repair with third party vendor
- Power-wash the garage floors and other surfaces
- Maintain emergency lights throughout the buildings and change batteries
- Update clocks and timing systems for Time Changes
- Maintain and complete minor repair of cosmetic damage to walls, floors, ceilings, doors, trim, windows and any other areaa
- Provide regular feedback to management on issues and quality of services provided by contractors
- Move furniture, office equipment, supplies and other heavy items as needed
- Ensure compliance with all federal, state, and local safety regulations
- Clean, detail, wash and maintain vehicles and equipment
- Assist with check-in of new vehicles and note any damage
- Assist in organizing client pick-up and drop-off
- Assist with the setup and take down for special events held at EMKAY.
- Perform courtesy delivery of vehicles to clients
- Prepare and maintains records and reports
- Travel to vendors to pick up supplies and arrange for services
- Performs special projects and other duties as assigned

**ADDITIONAL DUTIES AND RESPONSIBILITIES**
- Remains flexible and adaptive to changes within the department and organization
- Listens and effectively communicates with all levels of staff
- Must be a self-starter and problem solver and be able to work with varied work duties each day
- Maintains regular and predictable attendance

**EDUCATION, EXPERIENCE, and PHYSICAL FITNESS**
- This position requires the ability to pass a physical. This position requires you to be on your feet most of the day and handle 25 lbs. to 75 lbs.
- Must have a valid driver's license and a clean MVR report.
- Minimum of a High School graduate or equivalent work experience
- Knowledge and mínimal skills in carpentry, light electrical maintenance, plumbing, HVAC, and mechanical repairs are preferred
- Experience in building maintenance and cleaning is preferred
- Prior automotive, fleet leasing, office, and customer service experience is a plus..

**Job Types**: Full-time, Part-time

Pay: $20.00 - $24.00 per hour

Expected hours: 20 - 40 per week
