**Mortgage Loan Processor**

**Essential duties/responsibilities**:

- Sends initial disclosures within regulatory period, and ensures fees are accurately disclosed based upon product selected and purpose of loan.
- Orders title, appraisal, and other vendor work necessary for the loan program and purpose.
- Coordinates with Loan Officer to ensure initial borrower credit documents are gathered
- Reviews file documentation received, calculates income and analyzes assets needed to close, as well as other pertinent loan data, based upon loan documentation provided.
- Ensures loan files conform to loan program parameters for debt ratios, LTV limits, and all other program guidelines, bank policy and funding received from third party sources.
- Submits loan files to underwriting for initial review.
- Coordinates with Loan Officer and Underwriter to resolve any problems or concerns which arise on the file and participates in determining a recommended course of action.
- Updates loan files as needed for final loan data.
- Coordinates with clients and Title Company to schedule closings and ensures the closing agent receives the closing documents in a timely manner
- Confirms that all closing conditions are met prior to releasing funds.
- Reviews and checks documents and prepares loan for closing in accordance with Bank policies and procedures.
- Authorizes release of funds based on receipt of required documents from closing.
- Initiates post close process by boarding loans into the servicing system.
- Stay informed of all industry regulations/trends and comply with all Regulatory policies.
- Maintain loan files and provide basic lending services to new and established customers in accordance with Bank policies, procedures and customer service standards.
- Answer customer inquiries and respond to written correspondence regarding consumer questions or issues in a prompt, professional and courteous manner.

**Education and Experience**
- High school diploma or equivalent required. Bachelor’s degree in Business Administration, Finance or related field preferred.
- Minimum two years of experience in loan processing or related field preferred.
- Knowledge of Fannie Mae or Freddie Mac guidelines.
- Experience processing within a paperless environment.

**Skills and Abilities**:

- Effective organizational and communication skills both written and oral.
- Ability to work quickly and accurately in a fast-paced environment.
- Ability to work on multiple projects and priorities simultaneously, managing time and resources to ensure work is completed efficiently and within established time frames.
- Excellent interpersonal skills.
- Customer-focused orientation with good math aptitude skills.
- Proficiency in Microsoft Office Suite.

Pay: $45,000.00 - $65,000.00 per year
