Porter/junior Maintenance Technician

**Job Description: Porter / Junior Technician in Training**
**Experience**:
- 2 years of experience in the custodial/porting/maintenance field. Previous work servicing residential multi-family properties is preferred.
- Self-starter with attention to detail and strong follow through; able to establish priorities and manage multiple tasks simultaneously.
**Responsibilities Include but are not limited to**:
Porter
- Report directly to the Senior Property Manager for daily assignments and oversight.
- Weekly cleaning of interior common areas including common hallways, stairwells, laundry, vacuuming, dusting, window washing etc. High attention to cleaning detail is required.
- Weekly cleaning of exterior common areas including outdoor spaces, walkways, stairs and trash areas.
- Periodic, construction cleaning of apartment units after renovations or maintenance work. Detailed cleaning of all unit surfaces and preparation for move-in.
- Provide access for third party contractors i.e general contractor, landscaper, plumber, electrician, painter, pest control.
- Snow removal - Shoveling and Salting as needed.
- Assist other Maintenance Technicians with various porting, preventative maintenance and maintenance responsibilities as needed. On-the-job training in key areas of maintenance will be provided.
- Assist the property management team with tenant related deliveries of keys and equipment or other errands and delivery tasks as requested.
- Assist in the transport, moving or relocation of heavy equipment, appliances and machinery or other errands and delivery tasks as requested.
- Use of company van for your daily rounds
**Junior Technician (after training)**
- Respond to tenant maintenance requests provided by the management team, assess the task, document and if able, make all necessary repairs
- Perform preventive maintenance around the properties as directed
- Complete assigned make-ready units with supervisor oversight.
- On-call emergency services for nights and weekends on a rotating basis with other maintenance staff.
- Additional training and skills testing will be offered on the job and administered by the Maintenance Staff and through online and direct educational platforms.
**Other Requirements**:
- Physical requirements: Extensive mobility and excellent physical condition. Ability to lift up to 100 lbs. Ability to operate all necessary cleaning tools and equipment. Ability to kneel, crouch, climb, crawl, etc. to reach items in need of repairs. Ability to drive to and from job sites. Tolerance to all extremes of hot and cold weather, as may be necessary
- Must have valid driver's license and able to commute to a main site. A company vehicle will be provided for daily use to and from various other properties.
- Must demonstrate ability to communicate well with direct supervisor and tenants and provide exceptional customer service.
- Must be able to clearly communicate both orally and in writing
**Education and Background**:
- Must be a minimum 18 years of age
- High School degree or equivalent
- Criminal background screening will be conducted
- Drug Free - Drug testing will be conducted
Pay: $18.00 - $21.00 per hour
Expected hours: 40 per week
