**Key Responsibilities**:
- **Leadership and Management**:
- Supervise, train, and evaluate the performance of maintenance and housekeeping staff.
- Develop and implement departmental policies and procedures.
- Ensure staff compliance with safety standards and regulations.
- **Maintenance Operations**:
- Oversee the maintenance of all facility systems, including HVAC, plumbing, electrical, and structural elements.
- Coordinate and monitor preventative maintenance schedules and inspections.
- Respond promptly to maintenance requests and emergency situations.
- **Housekeeping Operations**:
- Ensure the cleanliness and sanitation of all areas within the facility.
- Implement effective cleaning schedules and protocols.
- Conduct regular inspections to ensure high standards of hygiene are maintained.
- **Regulatory Compliance**:
- Ensure compliance with all relevant state and federal regulations regarding building maintenance and sanitation.
- Prepare for and participate in regulatory inspections and audits.

- **Budget and Resource Management**:
- Develop and manage the annual budget for the maintenance and housekeeping departments.

- Develop and implement safety protocols to protect residents, staff, and visitors.
- Conduct regular safety drills and training sessions.
- Identify and mitigate potential risks within the facility.
- **Communication and Collaboration**:
- Collaborate with other department heads to ensure seamless operations.
- Communicate effectively with residents and their families regarding maintenance issues and housekeeping standards.
- Foster a positive and professional work environment.
**Qualifications**:
- Minimum of 2 years of experience in building maintenance and housekeeping management, preferably in a healthcare or nursing home setting.
- Strong knowledge of building systems, maintenance procedures, and safety regulations.
- Excellent leadership, organizational, and problem-solving skills.
- Ability to manage multiple priorities and work under pressure.
- Strong communication and interpersonal skills.
- Proficiency in using maintenance management software and other relevant technology.
**Work Environment**:
- This position requires physical activity, including walking, standing, and lifting.
- The Director of Building Services must be available for emergency call-outs and occasional evening or weekend work.
