Summary:
This position is primarily responsible for greeting prospects, professionally presenting the features and benefits of their assigned community and properly secure lease agreements from qualified persons. This position is also responsible for ensuring compliance of related laws and the paperwork associated throughout the leasing process by performing the following duties.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Core duties and responsibilities include the following. Other duties may be assigned.
- Understands and ensures adherence to all Fair Housing, Americans with Disabilities Act and Fair Credit Reporting Act and other laws related to leasing.
- Performs resident screening and ensure that all prospective residents meet guidelines.
- Completes all lease paperwork including related addenda and accept rents and deposits.
- Types miscellaneous resident communication as needed.
- Completes Guest Card information form on all prospects, send thank-you notes and perform follow-up.
- Enters all prospects into leasing software and up-date information immediately.
- Inspects move-outs and vacancies.
- Performs clerical and other office management tasks, as assigned.
- Reports issues and/or problems to the Property Manager.
- Works with other staff in such a manner to maintain a cordial and efficient environment.
- Updates required reports concerning leasing activities, etc on a daily basis and provide information to the Property Manager.
- Organizes and files all applicable reports, leases and paperwork.
- Coordinates all marketing events at the site.
- Monitors turnover of units.
- Inspects property when on grounds, pick up litter and report any service needs to maintenance staff.
- Maintains a professional, yet friendly, atmosphere in the leasing office an other areas where prospective residents and current residents meet.
- Inspects models and “market ready” vacancies daily to ensure cleanliness.
- Greets prospective residents, qualify and determines needs and preferences, professionally present community and specific apartments while communicating features and benefits.
- Assists with outreach marketing, contribute ideas to Property Manager for marketing community and improving resident satisfaction; maintain awareness of local market conditions and trends.
- Manages and monitors leasing staff if directed and success of leasing program.
- Assists with market surveys; shop competition.
- Assists with the orientation of new residents.
- Fosters and maintains positive resident relations and excellent communications with resident.
- Responds to resident questions, complaints, concerns and suggestions.
- Attends scheduled meetings with Owner and/or agent.
