We’re the New Terminal One (NTO) at John F. Kennedy International Airport, a bold and exciting project to develop a world class, international terminal that can serve as a global

gateway to the New York metropolitan area and the greater United States. The $9+ billion first phase is the largest single asset project financing in US history.

It will be built on sites now occupied by Terminal 1, Terminal 2, and the former Terminal 3, where it will anchor JFK’s south side. Construction will take place in phases, with the first

phase, including the new arrivals and departures hall and first set of new gates, expected to open in 2026.

NTO will set a new standard for design and service and aspires to obtain a global Top 5 Skytrax rating as one of the finest ten airport terminals in the world.

**Who you are**:
You are bold and committed, proactive, financial analyst who will play a crucial role by providing valuable insights and recommendations for financial planning and management. You will analyze and interpret financial data related to the project, including the cost of construction, projected revenues, and potential risks and benefits. You will also perform financial modeling and forecasting to determine the financial feasibility of the project and identify potential areas of improvement. As the financial analyst will make recommendations to stakeholders, son how to optimize the project's financial outcomes while minimizing risks.

**What are we looking for**:

- 5 + years of related experience.
- Strategic thinker who has the ability to multitask.
- Excellent verbal and written communication skills.
- Knowledge of general financial accounting and cost accounting.
- Proficient with Microsoft Office Suite or similar software, and accounting software.
- Familiarity with financial programs and software.
- Bachelors degree in Accounting/Finance, or related field, required.
- Understanding of and the ability to adhere to generally accepted accounting principles.
- Excellent organizational/time management skills and attention to detail.
- Understanding of Sarbanes-Oxley.

**What will you do**:

- Calculate and record monthly revenue accruals
- Perform Month-Over-Month Balance Sheet and P&L Flux, Investigate Material/Irregular Fluxes, and Document Reasoning for Stakeholders
- Review P&L for Potential Capital Costs, Investigate Anomalies, and Propose Adjustments as Deemed Necessary
- Bank Annual Reporting
- Preparation and distribution of the Operating and construction budget
- Financial Reporting Package (Month End Reports)
- Technical accounting memos
- Reporting for the shareholders - quarterly consolidated financial statements
- Reporting to Majority Shareholder - semi-annually
- Audit - interface with the auditors and preparing the yearend financial statements.
- Reviewing and analyzing financial statements and reports.
- Tracking KPIs and preparing financial reports.
- Assisting with budgeting and monthly close processes.
- Understanding key business drivers.
- Assisting project teams with financial guidance.
- Developing financial projections and building financial models.
- Performing research and analysis as required.
- Ensuring compliance with financial guidelines, company policies, and relevant legal regulations.

**Where will you work**:
We are located in Building 111 in Jamacia Queens. As NTO progresses towards its operational phase, your role will transition to the vibrant and dynamic environment of JFK International Airport.
