**Summary **Manages construction activities of Dwelling Place (“DP”), as its representative as owner for large-scale developments, as well as the project management of smaller jobs, equipment replacements/upgrades, and renovations.

**Essential Duties and Responsibilities **include the following. Other duties may be assigned.

1. Works with real estate development staff to set high-level construction budgets and schedules for potential new development projects. Refine the budget and schedule as the development process moves along, including obtaining and evaluating bids from different general contractors. Once the project is under construction, has responsibility for monitoring progress and changes to determine any impact on schedule and budget, and communicates any issues to other DP staff.

2. Assists the real estate development staff with underwriting the feasibility of projects by preparing necessary reports and memoranda. Develops cost benchmarks for different trades for comparison purposes. Facilitates capital needs assessments and the selection process for architects, general contractors, and related professional services.

3. Conducts property inspections to identify work needing to be completed, as well as to inspect work performed by contractors. Conduct and manage owner punch list walkthroughs, communicate items to be fixed and follow up to verify work has been completed properly.

4. Facilitates completion of all required interim and final construction-related reports for funders and regulatory bodies, these are typically prepared by third parties, but the Construction Manager may also be asked to complete these as needed on smaller jobs.

5. Ensures compliance with all Federal, state, and local statutes and other grant agreements related to the construction requirements in the project financing and grant agreements. This includes compliance with build America, prevailing wage, and Section 3 requirements.

6. Ensures that the project will meet any requisite green standards by coordinating between the architect, green consultant, and contractors throughout the design and construction process. Research and understand various green certifications and their requirements, to advise development staff on which programs are appropriate for a given job. Research new green energy and energy efficiency measures to reduce greenhouse gas emissions as well as cost savings for DP and our tenants.

7. Develops and implements DP policies related to construction. Research and implement new construction techniques and stay abreast of new developments in the industry. Network with contractors and architects in West Michigan to build new and strengthen existing business relationships.

**Supervisory Responsibilities **The Construction Manager does not currently have any direct reports but may eventually supervise one or more staff. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training staff; planning, assigning, and directing work; appraising performance; rewarding and disciplining staff; addressing complaints and resolving problems.
