We are seeking a reliable and proactive Assistant Maintenance Technician to join our team and contribute to the seamless operation and upkeep of our apartment complex. **This is a 1099 independent contractor position.** As an Assistant Maintenance Technician, you will play a vital role in supporting our maintenance team to ensure the satisfaction and well-being of our residents. **Responsibilities**:

- Assist in conducting routine maintenance and repairs, including but not limited to plumbing, electrical, HVAC systems, and general property upkeep.
- Collaborate with the maintenance team to troubleshoot and resolve maintenance issues promptly and efficiently.
- Respond to work orders and service requests from residents and property management in a timely manner, ensuring all tasks are completed to the highest standard.
- Participate in regular property inspections to identify maintenance needs, safety hazards, and code violations.
- Support groundskeeping tasks, including lawn care, landscaping, and maintaining the overall appearance of the apartment complex.
- Help maintain and organize tools, equipment, and supplies to ensure their proper functioning and safe storage.
- Adhere to safety protocols and guidelines while performing maintenance tasks to create a secure environment for residents.
- Document completed tasks, update maintenance logs, work order records, and inventory lists accurately.
- Interact professionally and courteously with residents, providing exceptional customer service when addressing their concerns or providing updates on repair progress.
- Collaborate effectively with the maintenance team and other staff members to ensure smooth workflow and timely completion of tasks.

**Qualifications**:

- High school diploma or equivalent.
- Previous experience in maintenance or related fields is preferred but not required.
- Basic knowledge of plumbing, electrical, and HVAC systems is a plus.
- Strong problem-solving skills and ability to work efficiently under mínimal supervision.
- Excellent communication and customer service skills.
- Ability to lift heavy objects and perform physical tasks as required in maintenance work.
- Flexibility to work on-call hours or weekends, as needed.
- A positive attitude and a commitment to teamwork.
