As a Lead Real Estate & Construction, you will be responsible for managing and negotiating provisioning and construction of real estate assets for network systems and operations for a large geographic territory. Develops new concepts/methods/techniques. Has meaningful team/dept impact.

**Key Roles and Responsibilities**:

- Manages capital budget expenses pertaining to real estate acquisition.
- Manage the activities of commercial real estate agents to obtain or locate site properties.
- Represents the company in public hearings regarding zoning issues. Implements policies and procedures regarding the administration of real property and leases.
- Works with Legal to develop site leases. Interprets and applies and implements organizations policies and procedures.
- Responsible for creating budget inputs for the assigned territory or properties.
- Responsible for reviewing, evaluating, and initiating real estate transactions with various entities.
- Responsible for managing special projects, such as disaster recovery business continuity.
- Manages outside plant construction activities.
- Responsible for cost estimates, bid sheets, and layouts.
- Conducts/participates in contract negotiation activities.
- Manages and controls allocation of resources and materials.
- Handles zoning issues and building code issues related to construction projects.
- Interfaces and coordinates with vendors to ensure timely delivery.
- Manages construction and replacement activity planning.
- Manages preconstruction activities, including presurvey and site planning. Develops construction schedules and determines staffing needs.
- Subject matter expert within own discipline/specialty area.
- Applies specialized knowledge of discipline/specialty area standards and work processes.
- Integrates company experience and deep technical knowledge.
- Advanced understanding of select AT&T technologies/systems/procedures.
- Solves non-routine problems based on analysis of multiple factors.
- Independently identifies key issues, patterns, or deviations from norm.
- Works on problems requiring judgment and in-depth evaluation of multiple factors.
- Analyzes/interprets research to evaluate and recommend solutions.

**Required Experience**:

- 5 - 8 years of successful administrative and/or technical support experience.
- Strong background in mobility site development is a must.

**Desired Experience**:

- Experience in the NYC market and knowledge of the FDNY, DOB, LPC code and general telecom Land Use Law in NY/NJ is preferred.
- Advanced data manipulation and excel skills a must including, VLookup/XLookup, Pivot Tables, Macros, Reporting etc.

**Desired Education**:

- Bachelors in Math, Science or Engineering preferred or related field or equivalent experience preferred.

**Environmental Requirements**:
This position may be responsible for contributing to AT&T compliance with environmental laws and regulations as applicable to its job function. This may include, but is not limited to, work related to fuel tanks, emergency and stand-by generators, boilers, hazardous waste, hazardous materials, batteries, manholes and vaults, water wells, linear and other construction projects, water discharge, or air emissions.

Our Lead Real Estate & Construction earns between $130,700 - $196,100 annually. Not to mention all the other amazing rewards that working at AT&T offers. Individual starting salary within this range may depend on geography, experience, expertise, and education/training.
