**ESSENTIAL FUNCTIONS**
- Oversees the development, implementation and monitoring of the annual budget for area(s) of responsibility.
- Develops and implements corrective action plans for budgets as necessary.
- Fully supports and actively participates in COA compliance planning activities, initiatives and committees to assist in efforts related to compliance goals and standards for accrediting and regulating agencies.
- Participates in various committees and representing Facilities Maintenance.
- Provides management direction and assists direct reports in the development, implementation and evaluation of policies, procedures, programs, standards and short-term plans to ensure compliance with accreditation, licensure, federal, state, local statutes and/or requirements.
- Participates in CQI training, staff education, and use of process improvement techniques in the management of area(s) of responsibility at all times.
- Oversees and evaluates staff performance by planning performance goals, coaching/counseling, and monitoring staff behaviors at all times.
- Is responsible for maintaining Sweetser equipment and vehicle fleet. Evaluates new equipment and determines preventative maintenance actions to ensure longevity and reliability of the existing fleet.
- Provides professional leadership to all direct reports. Is involved in hiring direct reports and monitoring and continuously evaluating their performance to ensure the effective recruitment, selection, orientation, and training of staff and volunteers.
- Incorporates a succession plan into his/her area(s) of responsibility to motivate employees, reduce employee turnover, and recognize exemplary staff.
- Is responsible for planned, reactive, preventative, and predictive maintenance activities; developing plans to upgrade, replace and/or repair identified items and address and manage deferred maintenance items,
- Oversees the grounds including: pavement, storm drains, water, campus grounds upkeep, and snow removal.
- Responsible for all aspects and coordination of the Carpenter, Paint, Grounds, HVAC, Mechanical, Electrical, Plumbing, and Custodial operations.
- Supports and enforces organization's safety and health policies by ensuring assigned staff participate in required training programs, by ensuring identified safety hazards in responsibility areas are corrected in a timely manner.
- Plans and manages contracted labor.
- Supports and leads in the development of emergency preparedness.
- Responsible for planned, reactive, preventative, and predictive maintenance activities, developing plans that all required licenses and permits are maintained, adhered to, and filed.
- Identifies and prepares pertinent reports and data to track Key Performance Indicators for quality, cost, and services.

**EDUCATION**
- Bachelor's Degree from accredited college or university.
- Maintain any applicable specialty certificates
- Maintain a valid state driver's license
**EXPERIENCE**
- Minimum seven (7) years' facilities management and/or project management experience
- Supervisory experience of professional staff, maintenance staff and office personnel.
