We are seeking a **live-in **Maintenance Superintendent** for our **194-unit **residential property located in **Newark, NJ**. The **Maintenance** **Superintendent** will be responsible for common area and apartment repairs in the scope of plumbing, electrical, and carpentry. The **Maintenance** **Superintendent** will handle all aspects of the property’s maintenance, interior and exterior building inspections, and preventive maintenance. Customer service is a priority, and attention to detail is a critical skill needed to ensure the satisfaction of our tenants.

**Duties and Responsibilities**
- Efficiently completes all daily work orders
- Communicate any delays in completing a work order with the supervisor in the management office
- Troubleshoot repair and maintenance issues involving electrical, plumbing, appliances, and carpentry
- Work with the office team to ensure all turn-over repairs and services are completed and on schedule
- Maintain accurate records for preventative maintenance-building mechanicals, service requests, and apartment turn-over status
- Respond to after-hours on-call emergencies
- Stay current on all applicable building codes and safety standards
- Maintain trash
- Assist in the proper clearing of snow during a snow event
- Other duties as assigned

**Qualifications for this position**
- Basic knowledge of plumbing, electrical, carpentry, appliance maintenance, and boilers
- Customer service
- Professional, courteous, and friendly demeanor
- Team-player
- Must have a clean driving record and personal, reliable transportation for on-call emergencies
- Minimum high school education or equivalent
- Experience in multifamily maintenance and experience involving public contact preferred
- Valid driver's license and current vehicle insurance
- Required use of the personal automobile for local job-related travel and pick-up, or ability to drive pickup truck and/or van
