**Wage Status**: Exempt (Ineligible for overtime)

The position will:

- Bring an “ownership” perspective to all the vertical business activities of Post Brothers
- Be committed to learning the how and why behind all vertical areas of the business, including property management, maintenance, construction, leasing, and marketing, to ensure the goals of the company are being met.
- Work with Co-COOs to solve and implement solutions to complex multi-department issues, such as how to allow for safe resident parking in a partially occupied and under construction development; or plan and execute a major capex project at a stable operating property while minimizing resident disruption.
- Bring a high level of enthusiasm and owner mentality to their work.
- Require the Asset Manager to be the eyes, ears, and nose of the Owners during daily property inspections to ensure Post Brothers product standards are upheld.
- Establish and hone effective ways of motivating team members (specifically, colleagues who do not report to you and may even rank higher than you) and well as direct Jr. Asset Manager reports to accomplish critical tasks.
- Manage a growing team of Jr. Asset Managers, overseeing daily tasks and delegating assignments to support the job responsibilities outlined below.

**Responsibilities**:
Property Physical Condition
- Physically walk properties every day or delegate inspections to Jr Asset Managers and review findings. Complete property inspection checklists and communicate any observed issues to Co-COOs and Property Teams. For example, unkempt grounds, trash issues, smells in model units, cleaning problems, lights out, resident corridor paint issues, amenities looking rundown or out of order, etc.
- For properties under construction or in lease-up, ensure construction general conditions are tidy and in place; leasing pathways are clear and meet quality standards specified.
- Create and issue action lists to resolve physical property issues; assign champions, set completion schedule, oversee execution (many times in-person), and follow-up until each project issue is resolved.
- Check in with Co-COOs daily, preferably in person or via phone call, to report critical “hot items” that need immediate attention or collaboration. The Asset Manager’s success will rely heavily on their communication skills and willingness to ask for help, advice, and clarification from Co-COOs.

Capital Projects
- Work with Co-COOs on major and minor capital projects throughout asset portfolio; generate scopes, bid out to contractors, track budgets, set and manage schedules, define and ensure implementation of general conditions, oversee work, create and action out punch lists, coordinate with property management, leasing, etc.

Preventative Maintenance & Asset Protection
- Have an intimate knowledge of and bring ownership to third party vendor scopes across all Post properties. Verify work products match contracted scope and hold vendors accountable for quality and timely service.
- Help maintain Critical Documents Library for all properties (e.g. high rise license, elevator certificates, etc.) and the scopes required to obtain (e.g. coordinate façade inspections).

Special Projects
- Own all aspects of property showability in advance of important investor, lender, or VIP property tours.
- Assist with the planning, coordination and execution of special property or Post Brothers-sponsored events

Cross-Department Exposure
- Attend and participate in weekly Property Meetings with Co-COOs; take diligent notes, ensure implementation and/or progress of discussed topics is being made.
- Attend monthly financial meetings, take diligent notes, and assist CO-COOs in follow-up activities.

**Requirements**:

- Bachelor’s degree required
- Excellent written and verbal communication skills
- Excellent analytical and problem-solving skills
- Excellent computer skills
- Proficiency in effectively communicating site logistics through simply illustrated diagrams
- Ability to pay close attention to detail and adhere to strict deadlines.
- Ability to organize and prioritize work.
- Ability to perform in a busy, multi-tasking work environment. Attendance is an imperative job function. This job is in-person (not remote), 5 days a week, and in located in Philadelphia.
- Valid Driver's License and reliable transportation required.
- Ability to perform lifting (at least 50 lbs), stand and walk for 8 hours, and perform other physically demanding duties as directed.
