Building Maintenance Manager

**Job Summary**

This position is responsible for the coordination and performance of general maintenance and upkeep of various county buildings and grounds.

**Essential Functions**:

Develops and implements a monthly work schedule to include preventive and routine maintenance, special work orders, and walk-through inspections.

Performs skilled level work, such as general carpentry, plumbing, painting, and electrical.

Makes assessments about work requiring outside vendors, negotiating costs, scheduling work, and approving the invoices for the Director/Deputy Director's signature upon completion of work.

Coordinates and monitors the performance of HVAC, elevator, pest control, landscaping, cleaning, and other contract services. Assures compliance with contracts and resolves any discrepancies as needed.

Supervises maintenance employees, couriers, and custodial staff. Evaluate staff performance.

Submits annual building and maintenance budgets for the various complexes and monitors spending within approved levels.

Maintains inventory on surplus equipment and facilities storage, transfer, and disposal through public sales. Monitors fixed assets assigned to the maintenance department.

Maintains a list of approved vendors qualified to conduct electrical, plumbing, roofing, carpentry, and other repair work.

Responds to after-hours alarms and coordinate actions required with public safety, the alarm monitoring service, and department heads as needed.

Maintains adequate and appropriate supply of parts, light bulbs, housekeeping supplies, and other inventory needed for the maintenance of office space, building, and grounds maintenance.

**Additional **Duties**:
Employees in this classification may be expected to perform any related duties as required by proper authority.

**Knowledge, Skills, and Abilities**

Knowledge of methods and techniques related to building repairs and maintenance. Knowledge of County policies and procedures.

Knowledge of the County budget process. Skill in oral and written communications. Skill in dealing with the public.

Skill in operating modern office equipment.

Skill in planning and organizing work independently. Ability to prepare reports, plans, and studies.

Ability to establish and maintain effective working relationships with others. Ability to work holiday and weekend duty.

Ability to maintain accurate records, complete reports, and perform basic administrative functions. Ability to coordinate and supervise the work of crews involved in building maintenance.

Ability to plan, organize, and delegate work.

Ability to lift light and heavy objects, climb ladders, and use tools or equipment requiring a high degree of dexterity.

Ability to perform work while intermittently sitting, standing, walking, bending, crouching, or stooping.

Ability to see, and perceive color, depth, and texture.

**Working Conditions**

The work is performed indoors and outdoors. The employee may be exposed to noise, dust, dirt, machinery with moving parts, and occasional inclement weather. This work may require the use of protective devices such as masks, goggles, and gloves.

**Minimum Qualifications**
- High School diploma or equivalent.
- Seven (7) years of progressively responsible experience in construction, building maintenance, or a related field. Three (3) years experience in a supervisory capacity.
- Or have a combination of education, training, and work experience that is equivalent to #1 and #2 above that provides the requisite knowledge, skills, and abilities for this job.
- Valid State of Georgia driver's license.

**Preferred Qualifications**
- Some College experience, Trade School, or Associate’s Degree is preferred.
- Experience as a Tradesman in construction
- Experience with Computerized Maintenance Management Software (CMMS) or similar
- Experience with large or high-rise mechanical systems.
