Position Summary:
Under the direct guidance of the Community Manager, the Facilities Maintenance Lead is tasked with the maintenance and preservation of the property, ensuring the safety of all maintenance staff. The incumbent must adhere to OSHA (Occupational Safety & Health Administration) standards and company safety protocols at all times.

Successful candidates will demonstrate excellent attendance, strong communication skills, and the ability to foster enduring business relationships while maintaining a professional demeanor.

Core Responsibilities:

  • Adhere to OSHA standards and company safety policies.
  • Engage in ongoing safety training as mandated by company policies and applicable laws.
  • Complete hazard assessments prior to commencing tasks.
  • Utilize appropriate safety gear when working with mechanical parts, hazardous materials, or in adverse weather conditions.
  • Possess comprehensive knowledge of all maintenance needs for the property.
  • Ensure all repairs comply with local building codes and regulations.
  • Maintain accurate records of preventive maintenance, work orders, inspections, and inventory as per company guidelines.
  • Participate in an emergency standby schedule for after-hours coverage.
  • Conduct scheduled maintenance on all equipment according to manufacturer recommendations.
  • Regularly inspect all units, buildings, and communal areas, performing necessary repairs and maintenance.
  • Uphold the grounds according to the established maintenance schedule.
  • Supervise and schedule subordinate maintenance staff and manage service requests effectively.
  • Provide training to subordinate staff or colleagues from other properties as needed.
  • Report any unusual occurrences related to the property, staff, or residents.
  • Maintain a professional appearance and adhere to the required uniform standards.
  • Stay informed about all contractual obligations related to maintenance to keep the Community Manager updated on vendor compliance.
  • Possess knowledge of property HVAC systems, including troubleshooting and minor repairs, while adhering to safety regulations regarding refrigerants.
  • Ensure all storage areas and entrances are secured and well-lit.
  • Obtain necessary licenses for pest control applications, if required, and carry out extermination duties as per company procedures.
  • Perform minor electrical repairs on appliances, fixtures, and circuits.
  • Handle light plumbing tasks, such as clearing blockages and replacing fittings.
  • Conduct repairs on broken glass, tiles, screens, and locks.
  • Carry out carpentry work, including door fittings and shelf construction.
  • Prepare vacant units for re-occupancy through cleaning and maintenance tasks.
  • Assist with custodial duties in common areas as needed.
  • Maintain and repair amenities such as pools and fitness equipment.
  • Support team members as required.
Knowledge, Skills, and Abilities (KSAs):
  • Ability to read and follow instructions from service requests and manuals.
  • Proficient in understanding various operational manuals and safety guidelines.
  • Ability to work under time constraints effectively.
  • Physical capability to perform tasks such as walking, standing, bending, and climbing.
  • Vision capabilities necessary for the role, including depth perception and focus.
  • Ability to lift and carry up to fifty (50) pounds safely.
  • Competence in using hand tools and power equipment safely.
  • Ability to navigate ladders safely.
  • Tolerance for working with chemicals and pest control substances.
  • Awareness of work safety requirements relevant to the position.
  • Possess a valid driver's license if required for travel related to property business.
  • Must have the necessary tools and equipment for multi-family apartment maintenance.
  • Willingness to accept additional responsibilities as needed.
  • Proficiency in English, both written and spoken.
  • Basic computer skills are beneficial.
Education and Experience:
  • Formal training or experience in carpentry, plumbing, electrical work, painting, and HVAC systems is required.
  • High School Diploma or Equivalent is mandatory.
Physical Requirements:
  • Ability to access all areas of the property under various conditions.
  • Effective communication skills with colleagues, residents, and vendors.
  • Capability to complete assigned tasks within reasonable timeframes.
