We are The New Terminal One at John F. Kennedy International Airport, a bold and exciting venture to develop a world class, international terminal that will serve as a global gateway to the New York metropolitan area and the greater united states. The 9+ billion first phase is the largest single asset project financing in U.S. history. It will be built on sites now occupied by old Terminal 1, Terminal 2, and former Terminal 3, where it will anchor JFK's south side. Construction will take place in Phases, with the first, including the new arrivals and departures hall and first set of new gates, expected to open in 2026.

We are seeking an experienced and highly organized Facility Director to oversee the efficient operation and management of our airport terminals' facilities. The Facility Director will play a critical role in ensuring the safety, functionality, and aesthetic appeal of the terminal while delivering exceptional experiences to travelers and stakeholders. This leadership position requires a strong background in Facility and Asset Management, strategic planning, and team leadership within the complex environment of airport operations.

NTO will set a new standard for design and service and aspires to obtain a global Top 5 Skytrax rating as one of the finest ten airport terminals in the world.

**Who you are**:
You are a dynamic Airport Facility Management leader in touch with today’s advanced terminal technology who can effectively contribute to the early-stage planning and development of an airport terminal project, then seamlessly transition into operation when the terminal opens in 2026. You have experience in delivering company strategies, fulfilling world-class visions for our guests while adhering to the company's standards of quality of service. Your role will be to ensure core Facility Management processes are established, adhered to, and maintained always and continually striving for improvement. You have experience building facility maintenance teams from the ground up and are well versed in selecting the various contracts related to the department. You thrive on ownership as you will be responsible for the general facility maintenance and overall functionality of base building systems coordinating and orchestrating as master collaborator of various stakeholders for cohesive delivery consistently.

This position will report to the NTO, VP of Operations and will work directly with Ferrovial Airports Consultants to guide and develop the facility department and will be based at JFK airport. Your employment is contingent upon you passing all required local/state/federal background checks to obtain a Port Authority SIDA badge, which Is required to be able to work in, and navigate the terminal.

**What are we looking for**:

- Bachelor's degree in Facility Management, Engineering, or another related field preferred.
- Experience with leading FM teams through NY/NJ Port Authority airport terminal development and construction projects preferred.
- In-depth airport experience with NYC union onsite union maintenance teams of more than 50+ workers.
- Comprehensive knowledge and implementation of facility maintenance, regulatory compliance, safety protocols, and emergency response planning.
- Demonstrable experience negotiating NYC union collective bargaining agreements for maintenance contracts.
- Demonstrable experience with Asset Management platform software and the process of selecting, implementing, updating, and managing these systems as well as the creation of Asset Management plans and other associated documents that will be under your management and to be updated throughout the life of the Terminal lease including developing preventive maintenance and work order system requirements.
- Strong financial acumen, with the ability to create and manage budgets, assess cost-benefit analyses, and make informed decisions that align with the airport's financial goals.
- Exceptional communication skills, both written and verbal, with the ability to engage with diverse stakeholders, negotiate contracts as well as create and deliver presentations containing complex data and graphics.
- Professional certifications such as Q99, 608 Universal license, Underground storage tanks (UST) A, B, C, Certified Facility Manager (CFM), Facility Management Professional (FMP), Project Management Professional (PMP), Fire Life Safety Directors or similar credentials preferred.
