Job Duties and Responsibilities:

- Oversee and direct day-to-day sales efforts across the portfolio, including direct management of sales agents.
- Work closely with senior leadership to develop daily, weekly, and monthly sales targets.
- Manage individual sales agent’s goals and expectations.
- Establish key performance measures in accordance with budgeted leasing goals for the portfolio and produce performance results daily.
- Conduct weekly sales meetings with agents.
- Conduct weekly pricing meetings with revenue management and other decision makers.
- Participate in annual budgeting process with leadership team.
- Participate in renewal pricing meetings.
- Evaluate market conditions for each property to determine unit prices in accordance with market and budgeted goals.
- Shop competitors in person as requested by senior leadership.
- Design and implement competitive and effective incentive compensation programs.
- Perform regular site visits of the entire portfolio to assess curb appeal and tour paths.
- Manage and report on the relationship with outside broker agencies and third-party leasing professionals.
- Manage broker commissions in accordance with the budget and marketing strategy.
- Execute open houses as directed by management.- Maintain accurate Availability List. Coordinate all changes with the leasing offices and the Sales Manager and the Corporate Office.- Make sure that credit checks are being run accurately.
- Verify that all concessions have been entered on the lease addendum and that it has been signed by the tenant.
- Review all signed leases for accuracy.
- Prepare and submit payroll summaries for all leasing staff to payroll department.
- Assist with development of marketing programs for vacant units.
- Evaluate and monitor the effectiveness of advertising sources.
- Offer advice regarding:

- Pricing
- Concessions
- Sales tools - such as brochures, floor plans, etc.
- Advertising - print, signage, radio, internet, etc.
- Assist, review, and report on the following daily, weekly, and monthly:

- Vacancy Reports (coordinate with corporate office)
- Leasing staff schedules
- Agent statistics
- Sales targets and performance
- Implement price negotiation guidelines based on ownership goals.
- Regularly contribute ideas regarding unit upgrades, identifying areas of opportunity to stay competitive in the market and high return on investment.
- Update, review, report weekly competitive market studies/surveys.
- Assist with formulating incentive and bonus programs for sales agents.
- Show apartments as needed.
- Assist with key controls for vacant units and building entry doors when needed.
- Obtain feedback from new and past tenants regarding their decision to lease/move out.
- Obtain feedback from prospects to understand PPM differentiators and weaknesses in the market.
- Develop sales pitch re: value proposition and continuously update for prospective tenants.
- Participate in the interview and hiring process of sales agents.
- Ongoing coaching and motivating sales team.
- Training of sales professionals:

- Sales training
- Company policies and procedure
- Fair Housing guidelines
- Role playing exercises
- Joint sales efforts
- Evaluate performance
- Oversee that sales agents adhere to the agent job description.
- Foster a fun, competitive, and positive work environment.
- Conduct regular performance reviews with agents and establish personal metrics for each to measure performance.
- Maintain flexible schedule to be available for meetings as requested by PPM leadership and ownership.
