We are a San Fernando Valley-based property management firm specializing in the management of condominiums, townhouses, and PUD communities. We are looking for an EXPERIENCED property manager to handle an existing portfolio of properties.

**Responsibilities**:
Day-to-day management of a portfolio of properties, including:

- Conduct regular monthly inspections and document the condition of all properties
- Identify & determine necessary maintenance/repair work to be performed
- Calendar & schedule regular maintenance
- Create a scope of work for bidding projects/repairs and vet appropriate vendors
- Solicit bids/estimates for work then organize and present to the Board for approval
- Evaluate performance and price of vendors for a well maintained and efficient property
- Perform post-project inspections for large repair projects and capital improvement projects
- Assist with Board election procedure (i.e. sourcing an election service to act as Inspector of Elections)
- Execute balloting/voting procedures for Special Assessments

Communicate with the Board of Directors
- Prepare ‘Board Packs’ for use at meetings
- Attend periodic evening Board meetings (either quarterly or monthly)
- Take & transcribe meeting minutes if asked by the Board
- Assist Board in the running of Board meetings
- Advise the Board on various items including CA Civil Code and the Davis Stirling Act to ensure compliance
- Liaison between Board and legal counsel to address lawsuits/legal matters involving the HOA

Communicate with Homeowners
- Address task requests by presenting efficient solutions and executing them
- Compose letters, memos, and notices concerning relevant HOA matters
- Compose warning and hearing notices regarding alleged violations
- Review and decipher HOA governing documents to clarify homeowner questions and help settle _minor_ disputes between homeowners and the HOA

Skills, Abilities and Background:

- Minimum of three (3) years of HOA management experience
- Knowledge of the Davis Stirling Act & CA Civil Code
- Associates degree minimum / Bachelor's degree preferred
- Must have certification in HOA management (CCAM, CMCA, AMS or PCAM)
- MS Office proficient
- Google Suite proficient
- Excellent multi-tasker
- Excellent written and verbal communication skills
- Excellent execution & follow-through
- Organized and detail-oriented
- Basic understanding of financials/budgets/ledgers
- Positive & upbeat attitude
- Honest
- NO DRAMA

Pay: $65,000.00 - $75,000.00 per year
