Join an accomplished property management team that has over 15 years of professional experience Mashcole Property Management is looking for a Maintenance Technician in the Tustin, CA area.

We are seeking a **full time, maintenance technician **to do daily grounds clean up, complete work orders, and respond to after-hours emergencies for a 92 unit building in Tustin, CA.

CERTIFICATIONS FOR HVAC, ELECRTICAL, PLUMBING, ETC. ARE A PLUS ++

Wage Status: Full time hours per week, $24.00-$27.00 per hour

Location: Tustin, CA

**Maintenance**:

- Assist the Regional Property Supervisor and the Property Manager in maintaining the daily up-keep of all mechanical equipment (HVAC, water heaters, alarms, fire systems, back flows, roof inspections, landscaping, major appliances, etc.).
- Complete work orders in a timely manner

**Diagnose problems and assist with various maintenance functions such as**:

- Plumbing
- Electrical
- Painting
- Daily clean up/maintenance of the exterior of the property including grounds, breezeways, and all common areas.
- Assist Manager with annual unit inspections.
- Prepare apartments at time of move-outs/move-ins.

**Various hands-on, manual labor responsibilities will include but are not limited to**:

- Prepare apartments for new tenants
- Make apartment inspection ready
- HVAC troubleshooting
- Electrical troubleshooting
- Fixture installations
- Plumbing troubleshooting
- Drywall repair
- Vinyl and carpet repair
- Appliance repair

**Qualification**:

- Working knowledge of electrical, HVAC, plumbing, pool maintenance, and appliance repair.
- Must have hand tools normally used in common construction, maintenance and landscaping.
- High School diploma or equivalent (preferred).
- 1 year trade school or 6 month work experience (preferred).
- Computer Skills: Word Processing/On-Site Rental System, Yardi, HR and payroll software (preferred).

**Physical Requirements**:

- Stand and walk or sit alternatively depending on specific needs of the day.
- Estimated 90% of time is spent on feet and 10% sitting at desk.
- Have occasional need to perform following physical activities: bend/stoop/squat, pick up litter, filing, climb stairs, inspect and show property, open and close doors, reach above shoulders, store/receive supplies.
- Constant need to perform heaving physical labor.
- Ability to lift up to 30 lbs. on a consistent basis. Ability to lift up to 60 lbs. with little or no assistance.

**Driving Requirements**:

- Frequent need to utilize personal transportation to inspect apartment community and surroundings neighborhood, run property errands, make trips to the bank and visit the corporate office.
- Must have valid driver’s license and automobile insurance.

Pay: $24.00 - $27.00 per hour
