General Description:
Responsible for all aspects of the Physical Plant including fiscal affairs; personnel management; planning and coordination of capital construction and renovation; maintenance of all current buildings and grounds; energy management systems; sustainability planning and implementation; and safety/security in order to provide a safe, healthy, aesthetically pleasing and comfortable environment for students, faculty and staff.Provide support for the Campus Facilities Plan and long-range physical plant planning.
Status: Full-Time 40 hours/52 weeks
Salary Range: up to $95,000.00 depending on experience

Required SkillsQualifications: Knowledge, Skills & Abilities:
1.Bachelor’s Degree required in a related field with extensive experience in facilities management, maintenance or construction management. Master’s Degree preferred.
2.Prefer engineering experience – structural, civil or mechanical.
3.Prefer 5 years supervisory and progressively responsible experience at the management level in a complex facilities environment.
4.Working knowledge and experience in the proper installation, maintenance, operation and repair of boiler plants, HVAC system design and controls, plumbing, electrical, and structural systems required.
5.Demonstrated experience developing and administering facilities maintenance standards and remodeling of existing commercial structures.
6.Demonstrated experience in managing and administering a Hazard Communication Program, developing and administering an institutional safety program, and establishing protocol to ensure ADA measures are in place.
7.Demonstrated experience in conducting building audits and equipment inventories as well as developing and administering a facilities budget.
8.Demonstrated use of tact, judgement and discretion, the ability to maintain confidentiality and to relate to people of all ages, races, and social-economic backgrounds.
9.Demonstrated excellent interpersonal communication and presentation skills, both written and oral, which transcend diverse audiences.
10.Strong organizational, planning and time management skills; ability to improve efficiencies, while building relationships using strong analytical and decision-making skills
11.Comfortable in a highly fluid work environment, ability to manage multiple tasks simultaneously.
12.Ability to organize, prioritize and perform under pressure in both public and internal capacities.
13.Ability to plan ahead so as to maximize efficiency based on available resources.
14.Ability to work evenings and weekends as needed.
15.Ability to research and identify technology solutions.
16.Ability and willingness to promote professional growth of staff.
Essential Function:
1.Interview, hire and train employees; plan, assign, and direct work; appraise performance and set goals; reward and discipline employees; address complaints and resolve problems in a timely manner in order to maintain a highly trained and motivated staff.Administer all personnel management policies and procedures as appropriate while following the contract or manual.
2.Oversee the preparation of and administer the approved annual operating and capital budget for the physical plant, including detailed preparation of specific project budgets and timelines.
3.Oversee campus improvement projects, including planning, development of bid specifications, monitoring construction work acceptance, campus renovations, parking lot improvements, concrete work, carpet and tile installation, ADA compliance, etc.
4.Develop relationships to provide consultation, advice, and liaison services between the Operations and Physical Plant, and any other internal/external constituents with special attention to contractors, academics and athletic facilities.
5.Plan, develop, set goals, prioritize, schedule daily activities and clearly communicate performance output expectations including full utilization of the electronic work order system.
6.Oversee maintenance of records, including operation and maintenance records, capital asset inventory, work order requests, service logs, safety reports, etc.
7.Oversee the selection, installation, operation, maintenance, modification, and modernization of College building systems, waste removal systems, machinery, and service equipment.Ensure projects are completed on time and within budget.
8.Coordinate the College’s sustainability initiatives and work in collaboration with appropriate parties including administration and councils.
9.Oversee Physical Plant preventative maintenance schedule in order to yield optimal economic benefits from facilities and equipment.
10.Develop and administer an effective and efficient preventative maintenance program.
11.Coordinate with Compliance and others for organizational risk management (liability and physical damage insurance claims.
12.Manage and monitor utility consumption and present recommendations to the Finance Department for effective and efficient solutions to manage costs.
13.Conduct regular inspections to ensure compliance with all federal, state, and local laws, codes and ordinances.
14.Seek and identify potential grant opportunities to include foundations, businesses, and governmental agencies.Assist with grant writing especially with physical plant grants and other required aspects related to successful grant awards.
15.Prepare and present informational materials as facilitator at meetings as necessary.This may include the Board of Trustees meetings.
16.Other duties as assigned.
