What this job involves: We are seeking a skilled Senior HVAC Mechanic to join our team at a cutting-edge biopharma facility. This role focuses on performing advanced preventive maintenance and repairs on HVAC systems, with particular emphasis on controlled temperature units (CTUs). You will be responsible for hands-on maintenance and optimization of critical environmental control systems that are vital to our research and production processes. The successful candidate will ensure all work meets or exceeds industry standards and company guidelines, playing a crucial role in maintaining the integrity of our specialized environments.

Work Hours: Standard shift is 7:00 AM to 3:30 PM. Schedule may be adjusted based on operational requirements.

What your day-to-day will look like:

  • Performs senior-level troubleshooting, service, and maintenance on Controlled Temperature Units (CTU), HVAC systems including but not limited to controls, air handlers, BMS, actuators, pumps, valves, dampers, and motors. 
  • Operate and maintain the following systems: heating hot water & steam, ventilation equip., air conditioning, water conditioning – treatment and refrigeration systems and chemical dehumidifiers.
  • Operate & maintain ancillary systems such as cooling towers, pumps, steam PRV stations and condensate pumping systems as required.
  • Install trouble-shoot maintain & repair air conditioning and refrigeration equipment related piping within the unit and controls. Experience in pneumatic and DDC controls, wiring methods, and instrumentation is required.
  • Work from CAD drawings, prints, schematics, sketches, or verbal instructions.
  • Adapt and install specialized cooling and or heating devices for specific requirements.
  • Experience with water treatment methods, and procedures for cooling and hot water circulation systems including testing of basic parameter, troubleshooting system problems, and repairing of equipment as needed.
  • Primary responsibility to perform required maintenance on various CTU of varying complexity.
  • Performs installation and replacement of relevant HVAC system components.
  • Performs work on a variety of non-HVAC building systems including FLS, doors, plumbing, and electrical as needed.
  • Maintains good tenant relations through prompt and courteous response to tenant requests within the guidelines set forth by JLL.
  • Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required. 
  • Requires the ability to work through complicated tasks independently. 
  • Assists other mechanics and operators with major maintenance and repairs of building equipment. 
  • Contributes and own areas of refrigeration management. 
  • Performs all maintenance in a safe manner, following prescribed procedures with a commitment to safety. 
  • Assists facility manager in vendor and project management responsibilities. 
  • Maintains ethical, professional, courteous relations with customers, contractors, and team members. 
  • Acts as a team member with all employees of the management staff. 
  • Complies with all written JLL and regional company policies.
  • Participates in rotation. 

Desired or preferred experience and technical skills:

  • Minimum 4 years of experience as a refrigeration & air conditioning mechanic in industrial or research settings.
  • Completion of a state-certified HVAC apprenticeship program.
  • EPA Universal Certification.
  • Experience working in GMP environments.
  • Proven track record with computerized maintenance management systems (CMMS).

Required Skills and Experience:

  • Expert-level knowledge of HVAC systems, including pneumatic and DDC controls.
  • Proficiency in reading and interpreting CAD drawings, schematics, and technical instructions.
  • Experience with water treatment methods for cooling and heating systems.
  • Ability to install and adapt specialized cooling/heating devices.
  • Familiarity with building management systems (BMS) and facility maintenance software.

Physical Requirements:

  • Ability to wear required safety equipment, including respirators and protective gear.
  • Capable of working in various environmental conditions (e.g., extreme temperatures, high moisture areas).
  • Must be able to lift up to 50 lbs. and navigate ladders safely.
