Description As a Regional Sales and Marketing Associate, your primary responsibilities will include engaging with prospective residents, communicating the value of living in a Birchstone Residential community, securing lease agreements, and motivating and supporting onsite associates. You will contribute to property sales and marketing efforts and utilize your leasing and multifamily housing industry experience. ESSENTIAL DUTIES: Rotate among properties within a designated geographic area to lease apartment units, promote Birchstone Residential's communities, and engage onsite associates. Provide leasing staffing support and property assessments as needed to achieve performance goals. Assist with onboarding the leasing teams by provide training, motivation, and leadership to inspire the onsite team to enhance their overall performance. Assist with property marketing activities, drawing upon your leasing and multifamily housing expertise. Maintain a flexible work schedule, including weekends and some holidays, to ensure support at all communities. Training: Attend, participate, and assist in training programs and events, which may involve occasional air travel. Interact with prospective residents, effectively conveying the advantages of residing in a Birchstone Residential community. Secure lease agreements and renewals while upholding Birchstone Residential's high standards of customer service. Respond to phone and email inquiries from prospective residents. Utilize sales techniques to schedule property tours and meet with prospective residents to assess their preferences and budgets. Collect necessary information from prospective residents to assess their eligibility for leasing. Complete all leasing-related forms and data entry tasks accurately and efficiently. Notify prospective residents of lease approval or disapproval. Assist qualified prospective residents in completing lease agreements and collecting initial rent and deposit payments. Aid new residents in the move-in process. Establish and maintain resident files in accordance with Birchstone Residential policies. Contact prospective residents by phone to market Birchstone Residential properties and schedule tours. Receive and correspond with residents regarding service or other needs, preparing work orders as necessary. Foster positive resident relations, delivering excellent customer service and addressing resident needs and concerns. Ensure adherence to Birchstone Residential policies and safety regulations, reporting incidents as required. Support and promote Birchstone Residential's culture. People serving People. Comply with all applicable federal, state, and local laws and regulations governing real estate, multifamily housing, and leasing activities. Pursue, obtain, and maintain necessary licenses and credentials as required. Perform other related duties as assigned to support business needs. QUALIFICATIONS EDUCATION & EXPERIENCE: High School Diploma or Equivalent is required. One (1) or more years work experience in the multi-family property management industry preferred. Bilingual is also preferred. LICENSES & CERTIFICATIONS: Certified Leasing Professional (CLP) certification and Fair Housing certifications preferred but not required. KNOWLEDGE & SKILLS: Communication Skills – Ability to communicate effectively when speaking. Writing skills must demonstrate clear and concise messages, while still coming across as supportive. Leadership Skills – Strong supervisory and leadership skills Flexible Work Style – Adaptability to the needs of the organization and employees Organizational Skills – Ability to plan and prioritize tasks; asks questions when target goals or dates overlap. Computer Skills – Subject-matter-expert knowledge of data analysis techniques and tools using Entrata, Microsoft Office applications including Word, Excel and PowerPoint. Bilingual ability in English and Spanish preferred, but not required. OTHER REQUIREMENTS: Valid driver’s license required.
