Key Responsibilities: Enhance efficiencies and consistency in Purchasing and Estimating across divisions. Identify and secure regional supplier and trade partner opportunities. Assist Divisions in finding local rebates and discounts for cost and quality optimization. Train and support Regions and Divisions on corporate culture and procurement best practices. Manage supply chains from manufacture to job site and streamline logistics. Purchase labor and materials for new Divisions and negotiate for existing ones. Ensure competitive pricing and price protection for Regions and Divisions. Oversee competitive bid processes and regional estimating practices. Support consistent architecture designs, drawings, procedures, and value engineering. Implement cost-saving initiatives, products, and processes. Attract and maintain quality vendors and subcontractors. Track and communicate on commodity lumber and framing materials to reduce costs and ensure supply. Assist in developing accurate cost budgets. Create and manage National supplier programs, including rebate support and tracking. Educate Divisions on purchasing initiatives and rebate opportunities. Launch consistent vendor and subcontractor recruiting programs. Ensure compliance with OSHA and EPA safety practices. Perform Purchasing Audits and share best practices. Standardize negotiating procedures and contracts for subcontractors. Maintain high standards of customer satisfaction in purchasing activities. Train and guide purchasing and estimating teams. Manage contract documents for the bid process. Support other functional areas and assist in resource management and growth. Perform other duties as needed.

Your Education and Experience Bachelor's degree in Supply Chain or Construction Management is a plus (not required). Minimum of eight years in the home building industry, with purchasing or construction-related experience. At least five years of hands-on purchasing experience. Ability to read and understand construction drawings. OSHA 10/30 Construction qualification preferred. Excellent interpersonal and communication skills, with the ability to multi-task in a fast-paced environment. Strong understanding of purchasing in the home building industry, with solid organizational skills. Experience with vendors, subcontractors, and contracts in home building. Newstar experience is a plus (not required).
