Senior Managing Director, Property Operations

BKM Capital Partners is a growing firm, and we are looking for hardworking professionals that want to grow with us. Located in our Newport Beach, California office, the Senior Managing Director, Property Operations will provide executive-level leadership and strategic oversight across all property operations, including asset management, leasing, property management, construction, and maintenance. This new role is being created to support BKM’s rapid growth as we double AUM and properties under management over the next six months. The Senior Managing Director, Property Operations will unify and integrate the firm’s property-related functions, driving operational excellence, ensuring consistent execution across all regions, and aligning property performance with the firm’s broader investment objectives. The role requires a highly experienced leader with deep knowledge of commercial real estate, strong financial acumen, and a proven ability to scale teams, processes, and systems. This position is 100% in office due to the collaborative nature of our company. The Job Essentials Strategic Leadership Serve as the senior-most executive responsible for property operations, reporting directly to the CEO and serving on the Leadership Team. Create, implement, and continuously refine strategies for asset management, property management, leasing, construction, and maintenance to maximize portfolio performance and investor returns. Translate company vision, growth targets, and investment objectives into actionable business and operational plans across all regions. Ensure organizational alignment and collaboration across property management, construction, leasing, and asset management teams. Lead, mentor, and develop a high-performing property management, asset management and construction teams. Provide executive oversight for the day-to-day operations of the firm’s national industrial portfolio, ensuring execution of key performance indicators (KPIs), value creation plans, and operational benchmarks. Ensure investor confidence by maintaining fiduciary responsibility and operational transparency. Operational Excellence Identify, develop, and implement scalable systems, processes, and performance metrics to support BKM’s goal of doubling its AUM and employee base. Drive the execution of standardized operational procedures across all field offices, ensuring consistency, accountability, and continuous improvement. Foster cross-departmental collaboration to ensure seamless execution and communication between teams. Ensure compliance with operational policies, procedures, and industry regulations. Team Leadership & Development Directly manage and mentor senior leaders in Property Management, Asset Management and Leasing, and Construction & Development. Build a high-performance culture centered on accountability, transparency, and excellence. Support recruitment, development, and retention of top talent across operational teams. Champion professional development, performance management, and succession planning within property operations. Model BKM’s core values, cultivating a high-performance culture built on integrity, ownership, innovation, and teamwork. Financial & Performance Oversight Collaborate with Finance and Executive Leadership to develop and manage operating budgets, forecasts, and performance targets. Evaluate capital improvement plans, leasing strategies, and construction timelines for efficiency and ROI optimization. Analyze operational data to identify trends, opportunities, and challenges that impact portfolio performance. Develop and execute portfolio-wide strategies to maximize asset value, optimize leasing, and manage expenses. Performance Metrics & Reporting Develop and track operational KPIs and metrics across property, asset, and construction management functions. Ensure regular reporting to the CEO, investment committee, and key stakeholders regarding portfolio performance, operational efficiency, and tenant satisfaction. Drive a data‑driven culture by implementing systems and analytics that enable visibility into operational performance at the asset, regional, and portfolio levels. Innovation & Technology Leverage data analytics and technology to streamline operations, drive insights, and support real‑time decision‑making. Champion innovation in property operations, tenant experience, and construction execution. The Qualifiers Bachelor’s degree in real estate, business, finance, or related field; MBA or advanced degree preferred. 15+ years of progressive leadership experience in commercial real estate, with expertise in asset management, property management, leasing, and construction. Proven success leading multi‑regional teams and scaling operations to support rapid growth. Strong financial acumen with deep knowledge of real estate underwriting, valuations, and portfolio analysis. Experience in construction management, including oversight of capital improvement and development projects. Exceptional communication, leadership, and stakeholder management skills. #J-18808-Ljbffr
