ABOUT THE ROLE:

This is a full-time role for a Senior Preconstruction Manager at dcb Construction Company, Inc. This Position directs, coordinates and participates in the preparation of assigned estimates based on an Owner's/Architect's designs through construction documents. Responsible for all functions that may be required during preconstruction including value engineering, schedules, logistics, procurement, and comparative studies. Plan, coordinate, direct, build/maintain relationships with subcontractors, and vendors ensuring that they complete the work on time, within budget and to the quality specified. Responsible for positive client relationships during the preconstruction process. 


WHAT YOU WILL BE DOING:

  • Organize and delegate responsibilities for each project pursuit and ensure responsibilities and deadlines are clearly communicated to assigned team members.
  • Prepare, coordinate, and present profit strategy to Director of Preconstruction.
  • Participate in and provide opportunities to direct reports to engage in continuing education
  • Demonstrates leadership ability with all department teams.
  • Responsible for the accuracy of the estimate.
  • Reviews drawings, specifications and all other construction documents and makes the project team aware of gaps and potential risks.
  • Performs constructability reviews.
  • Responsible for the preparation of preliminary estimates and comparison studies at key project phases, monitors design development cost trends to detect over-runs and potential problem areas.
  • Has a clear understanding of project (client) budget requirements and enforces these standards working in collaboration with the project team.
  • Represent dcb at design and coordination meetings, providing any alternative solutions and assisting in design decisions.
  • Participate and advise on the overall construction plan including schedule and logistics with their impact on project cost.
  • Coordinates with operations team on project general conditions requirements.
  • Supports Business Development in proposal presentations, aids in building client, sub-contractor and Architect/Engineer relationships.
  • Participate in the prequalification process, prepare responses to RFPs and RFQs.
  • At project turnover, assists operations team in evaluating and analyzing subcontractor proposals.
  • Consistently promotes a professional image in all business matters.
  • Ability and willingness to mentor others.


QUALIFICATIONS:

  • Bachelor’s degree in Construction Management, Architecture or Engineering, and/or 8+ years of applicable estimating, design management and/or field management experience.
  • Ability to work on multiple projects concurrently.
  • Demonstrates experience in leadership in a team and client environment.
  • Knowledge and understanding of construction strategy and contracts.
  • Thorough knowledge of building construction, materials, systems, market conditions and trade practices, including sustainable building practices.
  • Ability to conceptualize a project using minimal information and the ability to quickly develop an understanding of the Owner/Architect requirements.
  • Ability to provide an imaginative and innovative approach to improve the project.
  • Excellent oral and written communication skills.
  • Familiarity with On-Screen Take-off, Timberline, and any scheduling programs.
  • Pre-engineered Metal Building (PEMB) experience a plus.
