Job Title: Lead Building Maintenance Technician

Department: Warehouse

FLSA: Non-Exempt

General Function:

Responsible for PDI & Commissary preventative maintenance and general repairs which include but are not limited to: Fire System, Parking Lot Maintenance/Snow Removal, Projects, Ground Keeping, Truck Wash, and Dry Ice Production; on all building and component equipment.

Reporting Relations:

Accountable and Reports to: Director of Campus Facility Maintenance

Positions that Report to you: Building Maintenance, Skilled Building Maintenance, and Groundkeeper.

Primary Duties and Responsibilities:

  • Reports to work when scheduled and on time. Adheres to company policies and departmental guidelines.
  • Performs all in-house electrical repairs and updating of current building facilities.
  • Oversees security system and fire protection for building facility.
  • Assists with general contractor on all new and existing building construction.
  • Procures spare parts inventory for repairs to facility and components.
  • Performs service and repair of material handling equipment.
  • Provides rotating on-call support to maintenance department as needed.
  • Performs and coordinates preventative maintenance and repairs on refrigeration, HVAC, mechanical and electrical systems as needed.
  • Prepares cost analysis of labor and material for building repairs or projects
Knowledge, Skills, Abilities, and Worker Characteristics:
  • Excellent knowledge of building maintenance, electrical systems, and mechanical service and repair.
  • Good understanding and working knowledge of refrigeration, heating and cooling.
  • Good understanding of OSHA regulations and procedures, federal, state, and city building codes.
  • Knowledge of P.M. and equipment pricing.
  • General computer knowledge.
  • Powered industrial equipment license required.
  • Must be knowledgeable of hydraulic and pneumatic systems.
Education and Experience:
  • High school education or equivalent preferred. Trade school/vocational schooling in related area preferred. Licensing or certification in one or more building trades preferred. HVAC license preferred.
  • 5+ years direct-related experience required.
Physical Requirements:
  • Performs service and repair on building facility requiring ability to perform the physical requirements exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly.
  • This is considered heavy work according to the Department of Labor Weight Classifications. This is a skilled position requiring manual, motor, and finger dexterity, standing, bending, stooping, handling, carrying, driving, pushing, pulling, moving mechanical parts, and visual acuity.
Working Conditions:
  • Exposure to external weather conditions, heights, roofs, warehouse temperatures (-20°) and conditions, office, shop conditions, high noise levels, hazardous materials
Equipment Used to Perform Job:
  • Must provide own hand tools. PDI will provide uniforms coat, power tools, electric and diagnostic instruments, refrigeration tools and equipment, oxy-acetylene torch, general cleaning supplies and utensils, hard hat, safety glasses with adequate side coverage, goggles, face shield, leather gloves, vinyl, rubber or butyl gloves, foam ear plugs. If Hazmat Team member, SCBA, Level A suit, and respirator.
