Position serves as the lead person for all Senior Center maintenance, custodial work and transportation program. This position cleans and maintains senior center building and grounds, provides senior transportation, deliveries of homebound meals, and other errands. Success in this position contributes to the delivery of services to area seniors.

Examples of Responsibilities

* In addition to performing all tasks of the Senior Maintenance Worker I position, this position also maintains the schedule of all custodial and routine maintenance work.
* Trains other workers in related work tasks.
* This position monitors all Senior Maintenance Worker responsibilities and works with the Director for problem resolution and process improvements.
* Transports seniors on a daily basis, and on special trips that may include overnight stay including field trips.
* Serves as backup to Van Driver for Transportation Program for seniors and disabled citizens.
* Performs custodial and maintenance work for Senior Center.
* Works to a schedule and completes special projects.
* Ensures offices and public areas are adequately cleaned daily and maintained to standards expected of public buildings and offices, including occasional washing of windows and blinds.
* Cleans and sanitizes rest rooms, disposes of trash, replaces tubes/bulbs, cleans all surfaces (furniture, fixtures, etc.), vacuums and shampoos carpeted floors, cleans, sweeps, mops and waxes floors.
* Paints and maintains appearance of building inside and outside.
* Sets-up facilities for various meetings, special events and activities, including covering tables, moving furniture, cleaning and performing final inspection for presentation.
* Performs daily vehicle pre-trip/post-trip inspections.
* Performs weekly, monthly and annual fleet maintenance reporting/action and follow-up.
* Replaces rest room tissue, towels and other supplies as needed.
* Transports supplies and materials.
* Makes repairs to buildings and plumbing systems.
* Performs ground, landscape and outside maintenance for Senior Center.
* Installs and repairs floor and ceiling tiles.
* Delivers meals to home bound clients.
* Ensures safety for seniors using city transportation (bus and vehicles) and facilities.
* Performs other tasks, as assigned by Senior Center Director.
* When time allows, or when directed, assists other employees with tasks.

Job Conditions:

* Must maintain CDL (Commercial Drivers License) and a strong driving record for city-insurance purpose and record may be periodically checked by the City.
* Strong background record required, due to accessibility to employee property and Senior citizens.
* Job requires slip resistance/steel toe footwear to be worn during work hours.

Minimal Qualifications

* High School Diploma or GED highly preferred.
* Alabama Drivers license, ability to obtain a Commercial Drivers License (CDL) and good driving record required for delivery of cleaning equipment, supplies and transporting patrons.
* Strong experience working in janitorial/custodian field performing similar tasks to job responsibilities.
* Strong work history of dependability and performance.
* Experience training and leading other workers.

* Skill in the operation of Senior Center vehicles (bus and other automobiles).
* Knowledge of the common practices, methods, and materials of maintenance and construction work. Some knowledge of routine grounds maintenance practices.
* Skills to operate various light equipment and heavy equipment in the maintenance of facilities and grounds.
* Skills to perform basic maintenance and construction tasks.
* Ability to drive bus and other vehicles and plan routes for transportation for Senior Center.
* Knowledge of material and methods used in cleaning processes.
* Knowledge of facility safety standards and practices.
* Ability to work independently without close supervision.
* Ability to work at a fast pace to complete a high volume of work.
* Ability to stay on task and demonstrated initiative in ensuring facilities are as clean and professional as possible at all times while on the job.
* Skill in communicating information and needs to other workers, employees, supervisor, and seniors.
* Skills in operating and cleaning equipment such as shampooer, buffer, vacuum, etc.
* Skills in communication with senior citizens and disabled patrons to ensure their safety and applicable needs are met.

Physical Capabilities:

* Work is performed while intermittently sitting, standing, stooping, walking, bending, or crouching.
* The employee occasionally lifts light and heavy objects, climbs ladders, and uses tools or equipment requiring a high degree of dexterity.
* Must be able to drive for long periods of time.
* The employee must distinguish between shades of color.
* Must be able to work around noise, dust, dirt, germs, grease, machinery with moving parts, irritating chemicals, cleaning supplies, occasional cold or inclement weather and unsanitary conditions at times.
* Work requires the use of protective devices such as masks, goggles, or gloves.
* Must be able to hear and speak loudly and clearly in order to communicate effectively with senior citizens.
