 Job Title: Real Estate Controller - Corporate and Property Accounting

Overview: We are seeking a highly skilled and experienced Real Estate Controller to oversee both corporate and property accounting functions within our real estate portfolio. The ideal candidate will be responsible for managing financial reporting, budgeting, cash flow analysis, and ensuring compliance with accounting standards and regulations. This role requires strong leadership abilities, advanced financial acumen, and the ability to navigate complex financial structures in the real estate industry.

Responsibilities:
Financial Reporting:

 
  • Oversee the preparation and distribution of accurate and timely financial statements for both corporate entities and individual properties.
  •  Ensure compliance with Generally Accepted Accounting Principles (GAAP) and relevant regulatory requirements.
  •  Analyze financial data and provide insightful commentary on variances and trends to senior management.
Budgeting and Forecasting:
 
  • Lead the annual budgeting process for the real estate portfolio, collaborating with property managers and department heads to develop comprehensive budgets.
  • Prepare financial forecasts and projections based on market trends, operational performance, and strategic initiatives.
  • Monitor budget vs. actual performance and provide recommendations for cost-saving measures or revenue enhancement opportunities.
Cash Flow Management:
 
  • Manage cash flow for both corporate entities and individual properties, ensuring sufficient liquidity for operating expenses, debt service, and capital expenditures.
  • Implement cash flow forecasting models to optimize cash management strategies and minimize financial risk.
  • Monitor and analyze cash flow metrics to identify areas for improvement and implement proactive solutions.
Financial Analysis:
 
  • Conduct financial analysis to evaluate investment opportunities, acquisitions, and dispositions within the real estate portfolio.
  • Perform due diligence on potential acquisitions, including financial modeling, risk assessment, and sensitivity analysis.
  • Prepare ad hoc financial reports and analysis as requested by senior management or stakeholders.
Compliance and Internal Controls:
 
  • Establish and maintain internal controls to ensure accuracy, integrity, and security of financial data.
  • Ensure compliance with tax regulations, accounting standards, loan covenants, and other legal requirements.
  • Coordinate with external auditors and tax advisors to facilitate annual audits and tax filings.
Team Leadership and Development:
 
  • Supervise and mentor accounting staff, providing guidance, support, and professional development opportunities.
  •  Foster a collaborative and inclusive work environment that encourages teamwork, innovation, and continuous improvement.
  •  Lead by example, demonstrating professionalism, integrity, and ethical behavior in all interactions.

Qualifications:

  • Bachelor's degree in Accounting, Finance, or related field required; CPA certification preferred.
  • Minimum of 7-10 years of progressive accounting experience in the real estate industry, including both corporate and property accounting.
  • Strong knowledge of real estate accounting principles, including lease accounting, revenue recognition, and cost capitalization.
  • Proficiency in financial modeling, budgeting software, and ERP systems (e.g., Yardi, MRI, SAP).
  • Excellent analytical skills with the ability to interpret complex financial data and communicate findings effectively.
  • Demonstrated leadership abilities with experience managing a team of accounting professionals.
  • Detail-oriented with a commitment to accuracy and precision in financial reporting and analysis.
  • Strong interpersonal skills with the ability to build relationships and collaborate effectively with internal and external stakeholders.
