We are a construction company that has been based in the Seattle area since 1990. We focus on multi-family housing for emerging middle-class tenants; looked at another way, our offering enables blue-collar and similarly employed people to live in attractive, urban environments with proximity to transportation and amenities. We are rapidly growing, changing, and improving every aspect of our business. We have an immediate need for a Project Superintendent experienced in 60,000 to 150,000-square-foot wood-frame multi-family construction on limited-access sites. We will help you relocate to the Seattle Area if necessary.
We manage about 1,000 units across multiple properties, have four properties under construction (about 80 to 135 units each), and seven in the permitting process (150-300+ units each). We have an aggressive but achievable goal of 25,000 units by 2030 as the first installment in the larger vision. We want to make the model scalable to hundreds of thousands and then millions of units over time.
We are vertically integrated and perform most of our own design, construction, and property management and are working to harmonize these activities via virtual design, building information management, and technologies for our own prefab manufacturing.

What technical knowledge will you need:
- Proficiency in Microsoft Office Suite of software (Outlook, Word, Project, Teams, and Excel).
- General knowledge of Design Software such as Blue Beam Revu, Smartsheet, and MS Project.
- Proficiency in Autodesk Build or other mainstream construction document control software (Procore, etc.)
- Understand Project Plans, Specifications, and construction schedules.
- Ability to compose and understand all aspects of an RFI and provide clear and concise questions with possible solutions to accelerate the response times from the CA and engineers.
- In charge of turning in submittals from subcontractors to A/E and owner for approval for all scopes of work based on the plans and specifications.
- Coordinates project purchase order management, creation, and negotiation between the Director of Construction and the Owner.
- Maintain open communication between all project stakeholders and assist the project team with conflict resolution between the Owner, contractor, and subcontractor.
- High-level understanding of cost coding, budget estimates, writing subcontract agreements, and interpreting detailed scopes of work.
- Assist the project team with documenting job progress, and schedule.
- Assist Superintendent with monthly subcontractor billings, pay applications, and Forecasting.
- Be a team player.
What qualifications do you need:
- 3 years Minimum experience as a multi-family construction general contractor.
- BS Construction Mgmt. or equivalent experience.
- OSHA 10-Hour Certification or willing to get certification within 30 days of hire.
- Successfully ensure the accuracy of project documentation from RFIs to Submittals to Change orders and closeout.
- Strong communication skills, including the excellent ability to identify and understand the requirements of the project to the team and to participate in collaborative problem-solving meetings.
