Modernization and Construction Superintendent

The ideal candidate will be comfortable overseeing the entire operation of the modernization of new installation jobs. They should be able to determine and address any risk areas in order to maintain the safety of workers. This candidate should be experienced in communicating project milestones with clients and other parties, and be able to establish a timeline for completion.
Responsibilities
The following are duties and responsibilities of the Modernization and Construction Superintendent of Centric Elevator Corporation:
- This position reports directly to the General Manager.
- For all construction and modernization projects: review the scope of work for each project, determine and summarize the material requirements; order and schedule the delivery of required job material; pull permit as required for each project; monitor the progress of each project to ensure project is completed within budgeted hours; assist crews in resolving any issues that arise; upon project completion, review to insure all tasks have been completed and workmanship is up to company standards; submit final and/or progress billing to the service coordinator for preparation, and review for accuracy; compile project documentation and submit to service coordinator for filing in the completed modernization file or contract file.
- Close all repair and modernization projects within a reasonable time subsequent to job completion. Prepare and distribute project closeout documentation to customers as required by each project.
- Assist Sales Staff in the development and surveying of potential modernization and new construction sales. This includes developing time and material requirements and identifying any installation or project completion challenges.
- Ensure that all modernization and new construction projects are completed within budget expectations and provide the necessary guidance to facilitate efficient, quality field activities. This includes consistent job site visits to review status and quality of the project. Assist the project Manager in evaluating modernization and new construction crew performance.
- Review Modernization and New Construction technician time sheets for accuracy and completeness monitor that all time sheets are submitted in a timely fashion.
- Review Modernization and New Construction profitability on a monthly basis identifying strengths and weakness and areas that can be improved upon.
- Prepare annual budget of field supplies and equipment.
- Work closely with the Project Manager and Sales Staff in communicating with customers regarding the status of any ongoing modernization and new construction projects.
- Update repair, modernization and construction master time line.
- Prepare schedule/time line for all modernization and construction projects
- Identify special tools required to execute modernization
- On a monthly basis assist in the preparation of job analysis including summarizing remaining estimated hours and material to complete projects.
- Oversee and help implement Centric safety program
Qualifications
- 3 - 5 years of experience in construction area Strong project management and communications skills
- Elevator industry experience helpful but not mandatory
